Run the Operation. Own the Builds. Lead the Team. True North Custom Homes is looking for a Project Manager who leads through process, accountability, and presence. This is a hands-on operational role for someone who thrives on structure, follows detailed systems with discipline, and knows how to get the best out of a field team. We are an award-winning custom home builder recognized as Best New Home Builder in the Lincoln Journal Star Lincoln's Choice Awards — 2023, 2024, 2025, and 2026 — building homes in the $1M-$4M range with 14-18 active builds running simultaneously and over $15M in annual volume, growing toward $20M. What This Role Is The Project Manager is the operational backbone of True North. You own everything that happens between contract signing and the close of the warranty period. That means managing the superintendent team, overseeing 14-18 simultaneous builds, coordinating with design and estimating, managing subcontractor relationships, and ensuring every job is on schedule, on budget, and meeting the True North quality standard. This role operates within a detailed system of SOPs, phase checklists, and BuilderTrend-based project management. The right person does not need to build the system — they need to follow it, enforce it, and make it better over time. Key Responsibilities Leadership & Team Management Lead, coach, and hold accountable a team of superintendents managing 14-18 active custom home builds Conduct weekly job site walks with each superintendent and weekly standing team meetings Administer the True North superintendent training program for all new hires Direct daily workflow of the Production Administrator and Skilled Labor employee Coordinate closely with the Interior Designer as an equal partner on project timelines and selections Project Execution Own the build schedule on every active job from internal kickoff through 30-day punch list close Enforce the True North phase-gate system — no phase begins until the prior phase checklist is completed and signed off Monitor all active jobs in BuilderTrend daily — schedules, daily logs, change orders, and client communication Submit one PM daily log per active job per week documenting site observations, phase status, and open items Coordinate subcontractor scheduling across all active jobs with 2-4 week forward planning Project Financials Review and release all change orders before they reach the client — nothing goes out without PM sign-off Monitor job-level budgets in BuilderTrend and flag variances promptly Manage the monthly draw process — prepare, review for accuracy, and submit on time Ensure all approved change orders are captured in draws — no approved revenue left unbilled Client Experience Maintain a personal connection with every active homeowner — minimum monthly touchpoint throughout the build Manage all client communication during the build — resolve field issues, answer questions, and handle escalations directly Ensure every homeowner receives a True North experience — informed, respected, and confident in their build Subcontractor & Vendor Management Maintain weekly communication with active trade partners — forward scheduling, field issues, and upcoming phase needs Vet new subcontractors and maintain COI and contract compliance across all active trades Enforce performance standards — quality, site cleanliness, schedule, and change order compliance Bring sub approval, termination, and relationship decisions to the owner for final call Close-Out & Warranty Manage the full close-out sequence — superintendent punch, PM walk, homeowner blue tape walk, handover, 30-day sign-off Oversee the 11-month warranty walkthrough process on every completed home What We Are Looking For 5+ years of residential construction management experience supervising multiple simultaneous projects — custom home experience strongly preferred Demonstrated ability to manage 10+ active builds simultaneously with consistent quality and schedule outcomes Experience managing and developing field teams — coaching, accountability, and performance conversations Strong working knowledge of residential construction phases, inspections, and trade sequencing BuilderTrend proficiency required — candidates without BuilderTrend experience must demonstrate ability to learn quickly Solid understanding of project-level financials — draw processes, change order management, and budget tracking Exceptional communication skills — with trade partners, clients, and ownership Disciplined, process-driven operator who follows systems and enforces standards consistently Valid driver's license required — this role is in the field multiple days per week Must reside within 15 miles of Lincoln, NE Why True North A company with a defined operating system, clear SOPs, and a training manual built for this role — you are not starting from scratch A culture built on Relationships First, Uncompromising Craftsmanship, Trust the Process, and Execute with Ownership A direct reporting line to the owner with real autonomy inside a well-defined lane A growing company with real opportunity for the right person to grow with it Award-winning reputation and a brand that clients actively refer
