In this role, you'll manage subcontractors, materials, and equipment, drive the schedule, enforce quality and safety standards, and make sure work is delivered to spec, on time, and within scope. This position is being filled to lead a specific active project: The Franklin at Woodbridge, a 90-unit ground-up multifamily residential building located at 360 Fulton St, Woodbridge, NJ. The building is currently framed and entering MEP rough-in. The selected candidate will take ownership of the site through rough-ins, close-in, finishes, and turnover.

Coordination and Scheduling:

Schedule subcontractors along the critical path, coordinate inspections with local jurisdictions, and attend weekly subcontractor meetings as required.

Quality Control:

Verify subcontractors execute their contracted scope, track and close out deficiencies, flag out-of-scope work, and resolve issues with the PM, Architect, and Engineer.

Communication:

Coordinate RFIs, SKs, and as-built conditions with the Project Manager and Assistant Project Manager; maintain daily logs of activities, photos, manpower, and deliveries.

Jobsite Management:

Keep the site safe, clean, and organized; run progress and completion punch lists; maintain permits and approved plans on site.

Safety and Compliance:

Monitor jobsite health and safety, hold subcontractors accountable for safety requirements, and report unsafe conditions.

Client Service:

Respond promptly to client needs, handle difficult situations professionally, and solicit feedback to improve service. Qualifications The ideal candidate will possess: Proven experience managing ground-up multifamily construction in New Jersey. Proven experience managing residential and/or commercial construction sites. Strong knowledge of construction sequencing, critical path scheduling, and inspections. Ability to read drawings and specifications and hold trades to their scope. Proficiency with construction management software and daily logging. Ability to adapt to changing conditions, delays, and competing demands. Ability to lift up to 50 lbs and access all areas of the jobsite, including stairs and elevated structures.
