Statewide Fence Contractors, LLC — Garwood, NJ Full-time | In person | Immediate opening Base salary: $Base salary: $70,000-$80,000, depending on directly relevant experience Uncapped incentive compensation based on profitable work sold and managed Expected total compensation: $100,000-$175,000+ Additional compensation: Performance-based commission on eligible, profitable awarded work under the company's written compensation plan Statewide Fence Contractors is seeking an experienced Senior Commercial Construction Estimator / Project Manager to join our commercial division. We are looking for someone who can independently review plans, perform complete takeoffs, prepare accurate estimates, negotiate project scope, and manage awarded work. This is not an entry-level position or a cold-calling sales role. Direct commercial fencing experience is strongly preferred. We will also consider accomplished estimators from related subcontractor trades, including sitework, ornamental metals, structural steel, concrete, electrical, landscape construction, access control, security, and other Division 32 work. Responsibilities Review plans, specifications, addenda, contracts, and bid requirements Perform detailed material, labor, equipment, and subcontractor takeoffs Prepare complete estimates, proposals, qualifications, and exclusions Obtain and evaluate supplier and subcontractor pricing Identify scope gaps, project risks, and potential change conditions Attend pre-bid meetings, site visits, scope reviews, and negotiations Follow up on proposals and maintain relationships with general contractors Manage awarded projects, budgets, submittals, purchasing, and change orders Coordinate with customers, suppliers, field operations, and accounting Monitor project costs, schedules, billing, and profitability Assist with reviewing and mentoring junior estimating staff Qualifications At least five years of commercial construction estimating experience Proven ability to independently prepare complete commercial estimates Strong ability to read architectural, civil, structural, landscape, and site plans Experience estimating six-figure and larger commercial construction projects Knowledge of labor, material, equipment, freight, and subcontractor pricing Experience with public work, prevailing-wage, or union projects is preferred Proficiency with Microsoft Excel and construction takeoff software Strong communication, negotiation, organization, and follow-up skills Ability to manage multiple bids and active projects at the same time Must be able to work full-time in our Garwood, New Jersey office Valid driver's license Experience with commercial fencing, automated gates, access control infrastructure, bollards, barriers, ornamental metals, high-security construction, warehouses, data centers, airports, schools, or government facilities is highly desirable.
