About Ace Home Improvements Ace Home Improvements is a family-owned home remodeling company that has proudly served Central New Jersey since 1953. We specialize in roofing, siding, windows, doors, gutters, trim, and additional home improvement services. Our reputation has been built on quality workmanship, honest communication, great customer service, and strong relationships with our customers, employees, and installation crews. About the Position We are looking for an background in Exterior Remodeling Project Manager/Expeditor to take ownership of residential projects from the time the contract is completed through installation, final walkthrough, and project closeout. This person will be the connection between our customers, office and sales team, suppliers, and installation crews. The right candidate will keep projects organized, materials accurate, installers prepared, customers informed, and schedules moving. Responsibilities Review contracts, scopes of work, measurements, product specifications, and job notes before ordering or scheduling. Conduct pre-installation job reviews and confirm that each project is ready for production. Complete or verify accurate field measurements and material takeoffs. Order roofing, siding, window, door, trim, and related installation materials. Confirm product availability, delivery dates, and job-site deliveries before scheduling installations. Schedule and coordinate installers based on crew availability, materials, customer timing, project requirements, and weather. Provide installers with complete and accurate scopes, product information, and job details. Manage multiple active projects and adjust schedules when delays or unexpected conditions arise. Maintain regular communication with customers before, during, and after installation. Keep the office, sales team, and installation crews informed of project progress, changes, delays, and concerns. Identify and resolve installation problems, material shortages, customer concerns, and scheduling conflicts. Coordinate additional materials, returns, change orders, punch-list items, service work, and warranty-related concerns. Conduct final inspections and walkthroughs to confirm that projects are completed properly and customers are satisfied. Maintain accurate project records, photographs, schedules, notes, and closeout documentation. Build strong, respectful working relationships with customers, suppliers, coworkers, and installation crews. Fielding incoming customer calls and entering them into our CRM. Comfortable working with a CRM software. Comfortable reaching out to customers to collect payment. Qualifications At least three years of experience in exterior home remodeling, construction project management, production management, field supervision, or a comparable position. Strong working knowledge of residential roofing, siding, windows, and doors. Understanding of installation methods, flashing, weatherproofing, field measurements, and common exterior building materials. Experience ordering materials and coordinating deliveries with suppliers. Experience scheduling and managing employees, subcontractors, or installation crews. Ability to manage multiple projects and changing schedules without losing important details. Excellent customer-service and communication skills. Strong problem-solving skills and the ability to remain calm and professional under pressure. Comfortable working collaboratively with office staff, salespeople, suppliers, and installers. Able to read contracts, scopes of work, measurements, manufacturer specifications, and project documentation. Comfortable using computers, smartphones, scheduling systems, project-management software, and digital photographs. Valid driver's license and ability to travel to job sites if necessary. Comfortable climbing ladders and safely navigating active residential job sites. Spanish-speaking ability is helpful but not required.
