$90,000 - $120,000 per year Job Details - Key Responsibilities Lead preconstruction and estimating efforts for commercial construction projects. Develop detailed quantity takeoffs, cost estimates, budgets, and bid proposals. Evaluate plans, specifications, and project requirements to identify risks and opportunities. Collaborate with owners, architects, engineers, developers, and subcontractors throughout the preconstruction process. Perform value engineering analyses to improve project efficiency and reduce costs. Manage project costs, budgets, schedules, and overall financial performance. Oversee change order pricing, negotiations, and execution. Solicit, evaluate, and negotiate subcontractor and vendor proposals. Support project teams from award through project closeout to ensure successful execution. Maintain strong client relationships while driving project profitability and operational excellence. Qualifications 10+ years of commercial construction estimating and project management experience. Proven experience managing multi-million-dollar commercial construction projects and bidding pipelines. Strong knowledge of commercial construction methods and materials, particularly Divisions 5, 6, 8, 9, and 10. Experience with commercial carpentry, framing, drywall, interior finishes, and related scopes. Demonstrated success managing project budgets, P&L performance, and cost controls. Strong subcontractor and vendor negotiation skills. Ability to read and interpret construction drawings, specifications, and contract documents. Excellent communication, leadership, and client-facing skills.
