$90,000 - $120,000 per year Job Details - Key Responsibilities Lead preconstruction and estimating efforts for commercial construction projects from conceptual budgeting through final bid submission. Perform detailed quantity takeoffs, cost analysis, and value engineering recommendations. Develop and manage subcontractor and vendor relationships to ensure competitive pricing and successful project delivery. Evaluate project risks, identify cost-saving opportunities, and protect project margins. Prepare comprehensive estimates, proposals, budgets, and bid packages. Collaborate with owners, architects, engineers, and project teams throughout the preconstruction process. Support project management teams with buyout, change order management, and cost forecasting. Monitor project financial performance, including budgeting, forecasting, and P&L management. Participate in client presentations, negotiations, and project award meetings. Qualifications 10+ years of commercial construction estimating and/or preconstruction experience. Strong understanding of commercial building systems and interior construction trades, including drywall, framing, carpentry, doors, hardware, specialties, and finish work. Experience estimating and managing multi-million-dollar commercial construction projects. Proven ability to manage subcontractor buyout, vendor negotiations, and change orders. Strong financial acumen with experience managing budgets, costs, margins, and project profitability. Ability to interpret architectural drawings, specifications, and construction documents. Excellent communication and leadership skills.
