ProBuilt Homes is seeking an experienced, hands-on Land Development Manager to oversee residential land development projects throughout Northeast Ohio. This individual will coordinate closely with engineers, consultants, municipalities, utilities, subcontractors and company leadership to move projects efficiently from initial due diligence through completion. The ideal candidate combines strong construction knowledge with excellent project management, communication and problem-solving skills. This is a highly visible role requiring someone who is equally comfortable reviewing improvement plans, supervising work in the field and representing the company at public meetings.
WHAT YOU'LL DO
- Partner with project engineers and consultants to develop efficient, cost-effective improvement plans for land development projects.
- Provide on-site supervision of land development activities, including grading, utility installation, paving and related improvements.
- Coordinate and manage subcontractors, schedules and project priorities.
- Ensure job sites remain clean, safe, organized and marketable.
- Work with the company estimator to prepare accurate land development project estimates.
- Review and evaluate land development plans, drawings and specifications.
- Monitor project progress and proactively address issues that could affect budgets or schedules.
- Attend meetings with municipalities, utility providers, engineers, consultants, landowners and builder partners.
- Represent the company at Planning Commission, Zoning Board, Township Trustee and City Council meetings when ownership is unavailable.
- Attend occasional evening meetings as required.
- Conduct and coordinate due diligence for potential land acquisitions and development opportunities.
- Operate a skid loader or mini excavator for occasional small projects within developments.
- Maintain positive, professional relationships with project partners, public officials, subcontractors and surrounding communities.
WHAT YOU'LL NEED
- Strong construction knowledge and practical field experience.
- Land development experience involving grading, utility installation, paving or similar site improvements preferred.
- Ability to read, interpret and evaluate land development improvement plans.
- Experience operating a skid loader or mini excavator.
- Strong subcontractor management and project coordination skills.
- Excellent organizational skills and the ability to manage multiple projects and priorities.
- Confident written, verbal and public-speaking abilities.
- The professionalism to represent ProBuilt Homes at municipal and community meetings.
- Strong judgment, initiative and problem-solving abilities.
- Willingness to attend occasional evening meetings.
- Ability to perform physical work and lift or carry more than 30 pounds.
- A valid driver's license and reliable transportation for travel to job sites and meetings.
