At Leonard S. Fiore, we are known for our diverse range of projects including state-of-the art medical facilities, college residence halls, high-rise apartment complexes, retail centers, and more! Our preconstruction services are growing rapidly, and we are adding positions to support our needs. The Director of Preconstruction is a senior leadership position responsible for leading our preconstruction team and developing the company's overall preconstruction function. This role guides clients from initial concept through the final contract. We are searching for an experienced and dynamic individual to oversee our preconstruction team, process, and projects.
Position Summary :
Coordination, management, and oversight of company preconstruction processes for assigned projects. This position provides strategic and operational leadership to the preconstruction team while ensuring consistent, effective, and high-quality preconstruction processes across the company.
Duties and Responsibilities:
1. Business Development
  • Represent LSF at industry events, business functions, client meetings, and other opportunities to promote the company in new and existing markets
  • Establish, develop, and maintain strong relationships with new and existing clients and other industry partners
  • Assist company executives in researching potential markets, clients, and opportunities to help identify and prioritize pursuit targets. 2. Preconstruction Team & Functional Leadership
  • Provide leadership, direction, and oversight to the Preconstruction team, establishing clear expectations, priorities, responsibilities, and performance standards
  • Plan and allocate Preconstruction resources to effectively support the company's current and anticipated project workload
  • Mentor, coach, and develop Preconstruction team members to strengthen technical capabilities, leadership skills, and career progression
  • Lead continuous improvement initiatives, including the implementation and effective use of technology, estimating tools, processes, and systems.
  • Collaborate with executive leadership and other departments to align preconstruction activities with company strategy and operational objectives.
  • Promote a culture of collaboration, accountability, professionalism, and continuous improvement within the team. 3. Project Management
  • Coordination and management of all preconstruction activities and team members and serve as key contact during preconstruction phase.
  • Development and continued maintenance of preconstruction schedule to coordinate and keep on task all stakeholders including client, architect, engineers, subcontractors, suppliers, and LSF team members.
  • Prepare, oversee, and manage technical RFP responses, proposals, presentations, and interviews.
  • Prepare, oversee, and/or manage project preconstruction documents, including overall project schedules, site logistics plans, phasing plans, procurement strategies, and permitting requirements
  • Provide and/or coordinate constructability reviews and analysis of construction documents.
  • Identify potential project risks, scope gaps, design issues, schedule constraints, and opportunities during the preconstruction process.
  • Coordinate with Project Management and Field Operations to incorporate construction expertise into preconstruction planning. 4. Estimating
  • Lead the preparation, coordination, and oversight of conceptual, schematic, design development, GMP, and final estimates and proposals.
  • Establish and maintain accurate project budgets at various stages of design.
  • Develop detailed cost estimates and scopes of work across all trades
  • Prepare and maintain project assumptions, classifications, exclusions, qualifications, and other pricing documentation
  • Identify alternative materials, systems, methods, and approaches that provide value to the client and project. 4. Proposals & Contract Development
  • Develop concise and detailed cost budgets for client review at various levels of design
  • Develop final pricing proposals and scope letters establishing the basis of agreement with the client.
  • Assist company executives in negotiation and execution of client contracts, including GMP proposals, scope qualifications, contract exhibits, and specific project terms.
  • Ensure the final contract scope and budget accurately reflect the work developed during preconstruction 5. Procurement
  • Preparation and maintenance of contract buyout log.
  • Prepare, negotiate, and bring subcontracts and vendor agreements to execution.
  • Deliver timely and complete buyout and procurement information to Project Management and Field Operations
  • Develop and implement consistent subcontractor and supplies scoping and evaluation standards
Pay:
$150,000.00
  • $180,000.
