Job Description
Position Summary Meyer Development is seeking a Business Development and Estimating Manager to help drive the continued growth of our commercial construction business. This role combines business development, estimating, and pre-construction responsibilities, with a focus on identifying new opportunities, building relationships, securing invitations to bid, developing competitive estimates, and helping convert opportunities into awarded projects. The ideal candidate is someone who understands commercial construction, is comfortable developing relationships and pursuing new business, and has the estimating experience necessary to evaluate opportunities and put together accurate, competitive bids. This position will work closely with Meyer Development leadership and the construction team throughout the pursuit and pre-construction process. Depending on workload and project needs, the role may also remain involved with awarded projects through turnover, coordination, or project management. Business Development Responsibilities Proactively identify and pursue new commercial construction opportunities that align with Meyer Development's capabilities and growth strategy. Develop relationships with owners, developers, franchisees, architects, brokers, general contractors, subcontractors, vendors, and other industry partners who can generate project opportunities. Increase Meyer Development's pipeline of qualified opportunities and invitations to bid. Maintain regular communication with existing and prospective clients to stay aware of upcoming projects, remodel programs, expansions, and other construction needs. Represent Meyer Development professionally at meetings, site visits, industry events, and other business development opportunities. Evaluate potential projects with leadership to determine fit, competitiveness, schedule, risk, and likelihood of award. Maintain visibility into the active opportunity and bid pipeline, including upcoming bids, submitted proposals, follow-up activity, and award status. Follow up on submitted bids and proposals to understand client needs, address questions, gather feedback, and help move opportunities toward award. Help develop strategies to differentiate Meyer Development from competitors and improve bid success. Strengthen existing client relationships while identifying opportunities to expand into new clients, markets, and commercial construction programs. Construction Responsibilities Lead the preparation of accurate, competitive, and complete estimates for commercial construction projects, including new builds, remodels, renovations, and tenant improvements. Review drawings, specifications, scopes of work, addenda, and other project documentation to develop comprehensive estimates. Perform quantity takeoffs, scope reviews, cost analysis, and subcontractor/vendor comparisons. Solicit subcontractor and supplier pricing and ensure adequate bid coverage across all applicable trades. Develop and maintain strong subcontractor and supplier relationships to support competitive pricing, reliable coverage, and quality project execution. Prepare bid packages, proposals, clarifications, exclusions, and supporting documentation consistent with Meyer Development standards. Identify scope gaps, constructability concerns, schedule risks, cost-saving opportunities, and other factors that may impact the competitiveness or profitability of a project. Conduct pre-bid site visits and project assessments as needed. Collaborate with architects, engineers, subcontractors, suppliers, and internal team members to clarify scope and optimize project pricing. Partner with the Senior Director of Construction and company leadership to ensure pricing supports financial targets, project requirements, and overall business strategy. Participate in bid reviews and help develop final pricing and bid strategy before submission. Track historical project costs, subcontractor pricing, material costs, and market conditions to continuously improve estimating accuracy. Stay current on construction market trends, labor conditions, material pricing, building requirements, and other factors affecting project costs. Support procurement, subcontractor negotiations, value engineering, and contract review when appropriate. Ensure estimates and proposed scopes account for applicable building codes, safety requirements, and company standards. Project Handoff and Management Support Participate in the turnover of awarded projects from estimating/preconstruction to the project management and field teams. Clearly communicate project scope, assumptions, subcontractor pricing, exclusions, risks, and other key information identified during estimating. Assist with subcontractor buyout, procurement, budgeting, and project startup as needed. Provide estimating and cost support throughout construction, including evaluation of change orders and scope changes. Maintain continuity with clients and key project stakeholders when beneficial to the relationship and project. Participate in project meetings and site visits as needed. Depending on company workload, project size, and experience, manage select projects from award through completion. Support project closeout and review actual project costs against estimates to identify lessons learned and improve future estimating.
Top Candidates Will Have:
Proven commercial construction estimating experience. Experience estimating new construction, remodels, renovations, and/or tenant improvements. Experience in quick-service restaurant (QSR), retail, restaurant, or similar commercial construction is strongly preferred. Demonstrated ability or interest in developing client relationships, pursuing new opportunities, and contributing to business growth. Existing relationships within the commercial construction, development, restaurant, retail, or related industries are a plus. Strong understanding of construction methods, materials, sequencing, subcontractor scopes, and estimating best practices. Ability to read and interpret construction drawings, specifications, and project documentation. Strong analytical skills with the ability to balance competitive pricing with project risk and profitability. Strong interpersonal and communication skills with the ability to build relationships with clients, subcontractors, vendors, and internal teams. Self-motivated and comfortable taking ownership of opportunities from initial pursuit through bid submission and follow-up. Ability to manage multiple estimates, deadlines, relationships, and priorities in a fast-paced environment. Experience with project coordination or project management is preferred. Proficiency with Microsoft Office and construction/estimating software such as Bluebeam, Contractor Foreman, or similar platforms. Working knowledge of applicable building codes, regulations, and construction safety standards. Ability to travel to project sites, client meetings, and other business-related locations, both locally and out of state. Ability to safely navigate active construction sites and perform on-site assessments.Job Type:
