Our development platform specializes in Low-Income Housing Tax Credit (LIHTC) developments that provide meaningful impact while generating long-term value. We are seeking a Development Manager to identify, structure, and execute affordable housing developments from site selection through tax credit award and financial closing. This is a hands-on, production-oriented role for a self-directed professional who understands how to develop winning LIHTC applications and can independently drive projects forward. Position Summary The Development Manager will be responsible for sourcing development opportunities, analyzing sites, coordinating tax credit applications, and working with internal and external partners to secure affordable housing financing. The ideal candidate combines strong technical expertise with the ability to independently originate and advance development opportunities. Primary Responsibilities Development Origination & Site Selection Identify land acquisition opportunities for affordable multifamily housing Evaluate site feasibility, zoning, density, and entitlement potential Analyze utility availability, surrounding land uses, school districts, and market conditions Coordinate due diligence activities LIHTC Application Management Monitor state housing agency funding opportunities Maintain detailed knowledge of Qualified Allocation Plans (QAPs) Develop competitive application strategies Coordinate preparation and submission of tax credit applications Manage consultants, attorneys, engineers, and other development partners Financial Analysis Build and maintain detailed development pro formas Analyze development yields and return requirements Structure debt and equity capital stacks Evaluate project feasibility and funding alternatives Project Execution Support land acquisition and contract negotiations Coordinate financing and closing activities Work with design, construction, and property management teams Track project schedules and critical milestones Qualifications Required Bachelor's degree in Real Estate, Finance, Accounting, Urban Planning, Business, or related field Minimum 5 years of LIHTC development experience Demonstrated experience preparing successful affordable housing applications Strong understanding of QAP scoring and award processes Advanced Excel financial modeling skills Experience evaluating zoning and development feasibility Ability to manage multiple projects independently Strong written and verbal communication skills Preferred Successful LIHTC awards within the past 3 years Experience working across multiple states Knowledge of HUD, HOME, CDBG, and bond financing structures Existing relationships with housing finance agencies and industry consultants
Pay:
$110,000.00 - $150,000.00 per year
