Job Title:
Pre-Construction Manager Job Description The Pre-Construction Manager leads preconstruction activities for new builds, renovations, retrofits, and expansions of industrial fulfillment and distribution facilities across the United States. This role oversees all aspects of design, scheduling, and budgeting during the preconstruction phase, ensuring effective coordination among internal and external stakeholders and proactive risk mitigation for on-time, on-budget project delivery. The Pre-Construction Manager sets project deadlines, assigns responsibilities, tracks progress, and prepares clear status reports for leadership while ensuring adherence to design criteria, spending guidelines, and transaction policies. The role requires a strong blend of construction management expertise, project leadership, and cross-functional collaboration, with significant autonomy and latitude to drive outcomes. Responsibilities Lead preconstruction management for retrofit, expansion, and new initiative industrial building projects and programs across multiple sites. Obtain and document all project specifics from site selection and transaction management teams, and research and compile all available information for each site. Coordinate all engineering and architectural specifications for each building type, including internal composite coordination and site-specific information such as site surveys, existing drawings, and findings from site visits. Oversee coordination related to transportation and traffic control requirements, internal building requirements and standards, and specific line-of-business (LOB) requirements. Coordinate initial architectural design efforts and manage permit submittals as required to support project timelines. Develop and provide supporting documents for lease execution, including site plans, work letters, schedules, phasing plans, and related materials. Develop initial construction schedules and sequencing plans, including phasing strategies when necessary to support complex or occupied projects. Create construction estimates for capital requests and other planning efforts, ensuring accuracy and alignment with project scope and budget expectations. Manage due diligence activities prior to construction handoff, including utility coordination and other preconstruction coordination efforts. Prepare and provide complete, accurate documentation for construction handoff, ensuring all materials are properly uploaded to Procore or similar project management platforms. Compile and maintain documentation such as contact lists, drawings, permit status, lease language and exhibits, capital request breakdowns, landlord contributions or reimbursements, and all other preconstruction work products. Maintain an organized repository for all preconstruction work products by site to support transparency, traceability, and future reference. Set project and program deadlines, assign responsibilities to internal and external partners, and monitor and summarize progress throughout the preconstruction phase. Ensure compliance with design criteria, spending guidelines, and transaction policies, and influence cross-functional stakeholders to align with project objectives. Prepare regular reports and presentations for upper management regarding the status of projects and programs, including risks, milestones, and key decisions. Lead and direct the work of others involved in preconstruction activities, providing guidance, oversight, and support to internal teams and external partners. Apply extensive experience and judgment to plan and accomplish goals, using creativity and problem-solving skills to address complex design and construction challenges. Collaborate closely with facilities management and operations teams to ensure that preconstruction plans support long-term facility performance and operational needs. Manage and coordinate program-level initiatives involving multiple concurrent projects, ensuring consistency of standards, documentation, and processes. Essential Skills Bachelor's degree in Architecture, Engineering, Construction Management, or a comparable field. Experience in a related discipline such as Architecture, Engineering, or Construction Management. Project management experience spanning design, implementation, and operational handoff. Experience negotiating construction, procurement, and labor contracts. Strong experience in construction management and site development for industrial or commercial projects. Demonstrated experience in project coordination across internal teams, consultants, and contractors. Familiarity with AutoCAD for reviewing and coordinating design documents. Familiarity with BIM tools and workflows for design and coordination. Experience using scheduling software such as Primavera, Microsoft Project, or similar tools. Ability to manage RFIs and related construction documentation processes. Strong stakeholder management skills, including the ability to influence cross-functional partners. Experience reviewing and interpreting construction and lease contracts. Proven ability to communicate project requirements clearly to various audiences, including executives, technical teams, and external partners. Experience in facilities management or similar roles, including planning, design review, implementation, and project control for new and existing buildings. Demonstrated success in managing program-level initiatives with multiple concurrent projects. Additional Skills & Qualifications Experience in at least two disciplines within the construction industry, such as General Contracting, Owner's Representation, Commercial Development, or Engineering and Design. Project Management accreditation such as PMP® or a similar certification. Experience with parking lot design, construction, or expansion projects. Experience working within industrial, logistics, or fulfillment center environments. Ability to synthesize complex technical information into clear documentation and reports. Strong organizational skills with the ability to maintain detailed repositories of project documentation. High level of creativity and problem-solving ability in addressing design and construction challenges. Comfort working with and reporting to leadership while driving cross-functional alignment. Work Environment This role operates in a fully remote work environment, offering flexibility in daily work location while supporting projects across the United States. The position requires approximately 20% travel for site visits, coordination meetings, and on-the-ground due diligence activities. Work is highly collaborative, involving frequent interaction with internal stakeholders, external design and engineering partners, contractors, and facilities teams. Digital tools such as Auto

platforms, scheduling software (e.g., Primavera, Microsoft Project), and project management systems like Procore are central to daily work. The environment emphasizes clear communication, detailed documentation, and proactive coordination to support industrial building projects from early planning through construction handoff. Standard business hours generally apply, with additional time as needed to meet critical project milestones and deadlines. Job Type & Location This is a Contract position based out of Tampa, FL. Pay and Benefits The pay range for this position is $68.00 - $68.00/hr. Eligibility requirements apply to some benefits and may depend on your job classification and length of employment.
