About the position As a Preconstruction Manager , you will be responsible for managing all preconstruction activities on large volume commercial construction projects, including developing preliminary budgets, value engineering, preconstruction schedules, procurement plans, prequalification of subcontractors, detailed take-off, and oversight of the estimating process. Key responsibilities of this position include the management and coordination of people, processes and procedures, software and other resources used to perform estimating functions. - Has strong negotiation, conflict management, and persuasion skills, able to influence at all levels of the organization.
- Is an exceptional communicator, able to build strong internal and external business partner relationships while collaborating with cross-functional teams. Day in the life
- Manages bid package scopes, the subcontractor/supplier bidding process, evaluation of bids, problem resolution, final reviews of estimates, presentation of detailed estimates of the work, job communication and client satisfaction activities.
- Determines which projects to pursue, based upon probability and opportunity for future growth. Assigns responsibilities for estimating teams on each project. Develops and maintains Accubid software through database evolution and updates. Works with the project team and others to determine general expenses, labor rates, scope and other elements associated with the project.
- Responsible for preparing preliminary, schematic, design development, construction estimates and studies during preconstruction, monitors design development cost trends to detect over-runs and potential problem areas. Directs the value engineering process.
- Responsible for the accuracy of the estimate.
- Prepares budgets, estimates, and bid proposals, real-time cost analysis and recommendations to meet or exceed the projects overall budget, schedule, and customer expectations. Solicits subcontractor and/or supplier information and pricing. Maintains confidentiality of all client pricing and intellectual property information.
- Participates in the preparation of construction schedules for estimating purposes. Maintains current estimating records, studies, unit prices, budget estimates, etc. Directs and assists architects and engineers with design responsibilities. Supports project manager(s) with evaluation of subcontractor proposals. Assists in the interview procurement process.
- Creates opportunities to build long-term relationships with general contractors, owners and engineers through networking and marketing.
