Boulder, Colorado (Hybrid - Remote and Onsite; must be local within 1 hour of Boulder) Company Overview Tectonic Design + Build designs and constructs high-performance, healthy luxury homes in Boulder, Colorado. We specialize in architecturally significant, high-end residential projects that emphasize building science, comfort, and long-term durability. We are shifting the culture of construction through intentional design, collaboration, and innovation. Our team works closely with clients, architects, engineers, and trade partners to deliver homes that perform as beautifully as they look. The Opportunity As a Preconstruction Manager at Tectonic Design + Build, you will own the preconstruction process and turn design concepts into buildable, financially sound projects. You will be the primary bridge between clients, the design team, consultants, trade partners, and vendors, ensuring every project is clearly scoped, accurately budgeted, and ready for a smooth handoff into production. This role is ideal for a seasoned residential preconstruction or estimating professional who thrives on detail, enjoys collaborating with designers and clients, and wants to shape high-end custom homes in the Boulder area. You will bring rigor and clarity to complex projects and play a key role in client confidence and overall project success. What You'll Do Lead the full preconstruction process for high-end residential projects, from initial concept through signed construction contract and handoff to production. Partner with clients to clarify scope, align expectations, and communicate budgets and timelines in a clear, accessible way. Collaborate with designers, architects, and engineers to evaluate design and structural plans, ensuring constructability, cost alignment, and adherence to Boulder-area code and zoning requirements. Develop detailed project budgets, written scopes of work, and value-engineered options that maintain design intent while managing cost. Manage subcontractor and vendor bidding, including bid invitations, scope reviews, leveling, and final selections to secure accurate and competitive pricing. Prepare professional proposal packages and presentations that clearly communicate assumptions, inclusions, exclusions, and options for client approval. Create preliminary project schedules and coordinate permitting activities with local municipalities and relevant agencies. Track, document, and update all preconstruction activities, budgets, and communications in Buildertrend to maintain a clear project record. Work closely with the production team to ensure all information, selections, and documents are complete for a seamless start to construction. Develop and maintain strong, trust-based relationships with clients, trade partners, vendors, and internal team members. What We're Looking For 6+ years of residential construction experience as a Preconstruction Manager or high-end residential Estimator on projects of $1M+ in value. Proven ability to build accurate, detailed budgets and comprehensive written scopes of work for complex custom homes. Strong knowledge of residential building codes, construction methods, and local permitting processes; a general contractor license is a plus. Expert-level proficiency with Buildertrend and experience using digital takeoff software such as Stack or similar tools. Exceptional analytical, problem-solving, and communication skills, with the ability to explain technical and financial details clearly to clients and teammates. Highly organized and detail-oriented, able to manage multiple projects simultaneously without losing track of key decisions or deadlines. Collaborative, proactive, and adaptable, comfortable working cross-functionally with design, production, and external partners. Based within approximately one hour of Boulder, Colorado, and able to work in a hybrid model with remote work and local site visits.
