EFFECTIVE
September 2026 ROLE MISSION Own the safe, profitable, timely, and high-quality delivery of assigned residential and commercial projects from preconstruction handoff through closeout and warranty. This is a hands-on hybrid role that combines the discipline of a project manager, the field leadership of a superintendent, and the practical willingness to solve the miscellaneous onsite work that keeps a project moving. What Success Looks Like Clients feel heard, informed, and confident because decisions, costs, and risks are communicated clearly and early. Projects are built right the first time, with strong field coordination, clean documentation, and disciplined quality control. Schedules, procurement, commitments, cost-to-complete forecasts, and change orders remain current enough to support sound decisions. Priorities and resource needs are communicated before they affect safety, quality, schedule, margin, or the client experience.
ACCOUNTABILITY 01
Core Responsibilities:
Plan, Control, and Buy Out the Work Project Planning and Schedule Control Participate in the preconstruction-to-operations handoff and confirm scope, drawings, specifications, allowances, client decisions, permits, logistics, and long-lead risks before work begins. Build and maintain the project schedule, near-term look-ahead plan, milestone dates, inspection sequence, and client decision schedule; continuously re-plan as field conditions change. Coordinate site logistics, temporary utilities, protection, access, deliveries, inspections, and jobsite readiness so trades can work productively and safely. Identify schedule threats early, assign owners and due dates, and maintain a recovery plan when milestones begin to slip. Financial Management and Forecasting Own the working project budget and maintain accurate commitments, purchase orders, subcontract values, invoice approvals, allowances, and cost-to-complete forecasts. Protect the approved gross-profit plan by identifying cost exposure early, documenting the cause, and presenting a realistic recovery or escalation plan - no surprises. Review project financials on the company cadence and provide reliable forecast and work-in-progress inputs to operations and finance. Verify that invoices and pay applications reflect work properly completed, stored materials, contract terms, lien requirements, and approved changes. Procurement and Trade Coordination Complete project buyout within delegated authority and ensure subcontracts, scopes, certificates, submittals, shop drawings, and purchasing documentation are complete before work starts. Plan and track long-lead items, owner selections, release dates, delivery dates, and storage requirements against the schedule. Confirm trade readiness, sequence subcontractors, resolve scope boundaries, and hold trade partners accountable for schedule, safety, quality, cleanliness, and closeout obligations. Develop durable relationships with capable subcontractors and suppliers while protecting Black Walnut's standards, pricing integrity, and reputation.
ACCOUNTABILITY 02
Core Responsibilities:
Lead the Field and the Client Experience Field Leadership, Safety, and Quality Maintain regular, purposeful jobsite presence and serve as the accountable field leader for assigned projects. Plan safe work, correct unsafe conditions, enforce site rules, and stop work when an imminent safety or quality risk exists. Verify work against plans, specifications, code, approved submittals, manufacturer requirements, and Black Walnut's quality expectations before it is concealed or accepted. Maintain useful daily logs, progress photos, inspection records, meeting notes, issue tracking, and other project documentation. Keep sites secure, professional, organized, and protected from weather and damage; coordinate cleanup and temporary protection. Perform occasional hands-on field tasks - including receiving deliveries, site protection, material movement, minor problem-solving, and punch work - when they are the most practical way to keep the project moving safely. Client, Designer, and Stakeholder Communication Serve as the client's primary day-to-day construction contact and provide concise, consistent updates on progress, decisions, schedule, cost, and risk. Lead difficult conversations with quiet confidence, transparency, and respect; provide recommendations rather than merely passing problems to the client. Coordinate architects, engineers, designers, lenders, inspectors, utility providers, and other stakeholders while protecting proper communication channels and professional relationships. Deliver unreasonable hospitality without surrendering scope discipline, budget accountability, or sustainable team boundaries. Change Management, Closeout, and Warranty Document scope changes and secure written cost and schedule authorization before changed work proceeds, except where emergency protection is required. Drive punch, inspections, certificates, manuals, warranties, as-builts, owner training, final billing support, and subcontractor closeout to timely completion. Own assigned warranty coordination, distinguish construction responsibility from maintenance or client-caused issues, and protect the long-term client relationship.

Schedule reliability Milestones and look-aheads are current; misses are forecast early and actively recovered. Gross profit and cost control Projected final cost and margin are credible; avoidable leakage is prevented and variances are explained. Change management Scope, price, and time impacts are documented and authorized before changed work proceeds. Procurement and documentation Commitments, submittals, decisions, logs, photos, inspections, and closeout records are complete and timely. Quality and closeout Work is verified before concealment; punch and warranty cycles are prompt and repeat issues decline. Client experience Communication is proactive, transparent, calm, and solution-oriented; escalations are handled without surprises. Safety and field standards Sites are safe, secure, organized, and professionally managed; corrective actions are closed promptly. Teamwork and resource planning Priorities and resource needs are communicated early; commitments are coordinated effectively across projects and support teams. Qualifications Five or more years of progressive residential or commercial construction experience in project management, superintendent, foreman, or closely related field leadership roles. Working knowledge of plans, specifications, scopes, sequencing, inspections, building systems, field quality, and construction safety. Demonstrated ability to manage budgets, committed costs, forecasting, procurement, subcontractors, change orders, schedules, and client communication. Comfort with construction-management software, digital plans, mobile field documentation, spreadsheets, and standard business communication tools. Valid driver's license and reliable ability to travel among regional jobsites; education in construction, engineering, business, or a skilled trade is preferred, but equivalent experience is valued.
