Annual Job Summary:
We're seeking an experienced Construction Project Manager to lead commercial projects valued up to $20M, with responsibility across estimating, preconstruction, budgeting, subcontractor management, and project delivery. Position Summary The Construction Project Manager will be responsible for planning, estimating, coordinating, and managing commercial construction projects from preconstruction through closeout. The successful candidate must be capable of leading multiple projects simultaneously while maintaining control of scope, quantity takeoffs, estimating, schedule, budget, subcontractor performance, procurement, documentation, and client communication. The ideal candidate has at least five years of experience serving as the lead Project Manager on commercial construction projects, including tenant improvements, renovations, and/or ground-up commercial work. Candidates must have direct experience preparing quantity surveys, developing project estimates, managing subcontractor buyout, and maintaining financial control of projects through completion. Responsibilities Lead commercial construction projects from preconstruction, estimating, bidding, and subcontractor buyout through construction, closeout, and warranty. Prepare accurate quantity surveys, material takeoffs, scopes of work, and detailed cost estimates for assigned projects. Review drawings, specifications, addenda, and bid documents to identify scope gaps, coordination issues, constructability concerns, potential omissions, and cost or schedule risks. Solicit, analyze, level, and compare subcontractor and supplier proposals; verify that bid coverage aligns with project scope, contract documents, and project requirements. Develop and maintain project budgets, estimates, cost reports, commitments, buyout logs, cost-to-complete forecasts, change-order logs, and billing documentation. Evaluate alternate materials, means and methods, subcontractor pricing, procurement strategies, and value-engineering opportunities while maintaining project quality and design intent. Manage multiple projects simultaneously, with project values ranging from smaller tenant-improvement assignments to commercial projects up to $20 million. Establish, maintain, and actively manage detailed project schedules; identify critical-path activities, long-lead procurement items, sequencing concerns, and potential schedule impacts. Coordinate closely with superintendents to support field operations, subcontractor coordination, site logistics, quality control, safety compliance, and schedule performance. Manage subcontractor and supplier procurement, including bid solicitation, scope leveling, buyout, contract administration, insurance compliance, and performance monitoring. Lead project meetings with owners, architects, engineers, consultants, subcontractors, and internal team members. Prepare and manage RFIs, submittals, shop drawings, meeting minutes, project logs, change-order documentation, and closeout records. Maintain accurate and timely project documentation through Procore or similar construction-management software. Communicate project status, risks, decisions, and required actions clearly and professionally to clients and internal leadership. Administer owner and subcontractor change orders, ensuring all scope, pricing, and schedule impacts are fully documented before work proceeds whenever possible. Monitor project quality and ensure work is performed in accordance with contract documents, applicable codes, safety requirements, and client expectations. Support project closeout, including punch-list completion, owner training, record documents, warranties, O&M manuals, final inspections, and final billing. Required Qualifications Minimum five years of experience as a lead Project Manager on commercial construction projects, with demonstrated responsibility for quantity takeoffs, project estimating, budgeting, subcontractor buyout, and cost control. Demonstrated experience managing commercial projects from preconstruction through closeout, including financial responsibility, subcontractor management, client coordination, schedule oversight, and project documentation. Experience with commercial tenant-improvement, renovation, and ground-up construction projects. Experience managing projects with values up to $20 million is strongly preferred. Demonstrated ability to independently produce accurate quantity surveys, detailed estimates, scope analyses, and project budgets for commercial construction projects. Strong knowledge of commercial construction estimating, including labor, materials, equipment, subcontractor pricing, general conditions, contingencies, escalation, change-order pricing, and cost control. Strong understanding of commercial construction means and methods, sequencing, subcontractor scopes, procurement, and long-lead materials. Ability to read, interpret, and coordinate architectural, civil, structural, MEP, and other construction drawings and specifications. Working knowledge of commercial construction contracts, subcontract agreements, insurance requirements, lien releases, and project closeout procedures. Proficiency with Procore or comparable construction-management software. Proficiency with Microsoft Office, including Excel, Word, Outlook, and Teams. Experience with scheduling software such as Microsoft Project, Primavera P6, or similar tools. Proficiency with Bluebeam Revu for quantity takeoffs, document review, and drawing markups; experience with estimating software is preferred. Strong written and verbal communication skills, with the ability to communicate effectively with owners, design professionals, field personnel, subcontractors, and vendors. Organized, self-directed, and capable of prioritizing competing deadlines in a fast-paced environment. Valid driver's license and ability to travel periodically to project sites as required. Preferred Qualifications Bachelor's degree in Construction Management, Civil Engineering, Architecture, Business, or a related field; equivalent relevant construction experience will be considered. Experience working for a commercial general contractor or construction management firm. Experience with owner's representation, preconstruction services, value engineering, or design-assist coordination. OSHA 30 certification. Experience working on projects in Tennessee and/or throughout the Eastern United States.
