Although we strive for new construction of facilities, we also aim for the preventive maintenance, daily upkeep, and planned improvements of existing facilities. Concord Commercial Services, Inc. strives to perform each service task in a professional manner to ensure a final quality product while working within the restraints of each individual facility. Project Manager The Project Manager will provide leadership and guidance to the Projects Department for a successful outcome. They will oversee all projects from start to finish as they observe the progress that the teams make toward the end-goal. The Project Manager will possess strong communication and organizational skills to ensure proper priorities are set and promote exceptional teamwork for a seamless completion of projects. They will manage, direct, and be held accountable by the President for Project Superintendents, Estimators, Vendors, and other designated Project employees as assigned to this position or related to specific projects. Below is a list of the general duties and responsibilities for the role of Project Manager. Please note, this list is not fully-inclusive and is intended only to be a general guide. As an employee of Concord, additional duties and responsibilities may arise that are necessary to attain the Company's goals. As such, your direct report/Manager/Executive Team may assign additional tasks on an as-needed basis.
Responsibilities:
Conduct weekly Concord projects update meetings Conduct and/or participate in all project-specific meetings internally to Concord and externally with customers and their representative Attend all pre-construction meetings Guide and participate in the seeking of bid opportunities Perform and prepare estimates Review bids with Estimator and Support staff for the final evaluation, preparation, presentation, and bid package submittal Work with all project team members to maintain and update an active calendar Assign Superintendents to specific projects Help develop, review, and present all ongoing and required project documentation such as schedules, submittals, RFIs, etc. to meet the needs of each project Actively communicate and work closely with the Project Administrator to ensure that both Concord's procedures and the customer's needs are met Participate in the daily review proves of Employees' time sheets and receipts Review, modify, and approve vendor's purchase orders and invoices Develop, utilize, and help coordinate a well-rounded resource of vendors for materials, equipment, and labor forces Assist with the research, location, and ordering processes of materials and equipment Help develop and approve project-related job scopes Guide and approve progressive and final billing for each project Sign off on completed projects Visit project worksites to be a visible present for Quality Control and Assurance Monitor work progress, processes, and finished products Monitor and control materials, tools, and equipment to minimize loss Perform active Customer Care through face-to-face meetings, utilizing verbal and written communications to develop, maintain, and grow business relationships Perform close-out meetings with the customers and internally with the Concord team to evaluate success and shortcomings of each project Aggressively seek and sign-up work Perform annual reviews with each Project Employee assigned to the projects team Enforce the policies and procedures of Concord Utilize AIA documentation and processes on each project Produce each project in a manner to ensure that it meets the requirements of Concord to each customer while remaining profitable Support and cooperate with other personnel and departments at
