Job Description

Role Overview Arcturus General Contractors is seeking a Senior Project Manager to carry two concurrent ground-up multifamily projects. The Manager will be responsible for contracts, budgeting, schedule and overall reporting of the projects. They will work in tandem with on-site Construction Managers to ensure subcontractors are contracted and ready to begin work as the Construction Manager needs. Project Manager will also interface with owner to ensure that lender draw packages are set up correctly and that the project stays on-budget. Responsiblities Preconstruction Prepare bid packages and evaluate contractors' capacity Suggest value engineering for Architectural, Structural and MEPs Award work to subcontractors and vendors (when ordering material directly). Write Scopes of Work (SOWs) for each trade and ensure no scope gaps Prepare all Master Subcontractor Agreements and initial Work Orders for review by ownership, construction managers and subcontractors Develop baseline schedule and work with construction manager on site logistics Cost Management Work with ownership and construction manager to create a comprehensive budget for the projects Ensure that projects stay on budget as work is completed Work with construction manager to ensure that budget handles full scope of project Forecast variances as they arise from conversations with subcontractors and vendors Negotiate and write change orders - and document them within budget and in online project management system Track invoices and work with bookkeeping to ensure that payments go out to vendors in a timely fashion after ensuring with construction manager that work has been satisfactorily completed. Reporting and Contract Administration Assemble and submit budget and timeline updates to ownership for projects Provide weekly status updates and forecast issues and flag them in meetings with ownership and recommend solutions Monitor contractual obligations and any potential subcontractor defaults Manage submittals to contractors and vendors and ensure that payments align with initial contractor submissions. Store all reports for project in project management software and bundle all reports/permits/etc as necessary for dissemination. Ensure that all contractor documents are stored correctly for legal and bookkeeping to access for year-end audits and tax filings. Scheduling Create initial project schedule for ownership to forecast project and plan financials for project (project cash flow model) Identify critical paths and potential bottlenecks in the projects Identify contractor manpower shortages alongside construction manager and flag to subcontractor and ownership. Maintain a forward-looking schedule to identify delays and communicate projected project finish timelines to owner Permitting/Compliance Together with Construction Manager, ensure that permits are obtained properly and maintain the approval sequencing with the trades. Manage compliance of plans and work orders with building codes and other regulatory requirements. Ensure safety books and programs are maintained Qualifications Minimum 5 years of construction project management with ground-up wood-frame multifamily (garden, podium and wrap) Demonstrated financial and schedule management on multifamily project - specifically leading project teams and overseeing all activities Knowledge of construction methods, practices and materials to build submittals and RFIs from contractors and vendors Knowledge of building codes and permitting processes in Texas cities. Proficiency with Procore or other project management software, Bluebeam, advanced Excel Valid Driver's License Working Conditions This position is on-site and not fully remote. The work is performed at home and at active construction sites in all weather, requires climbing ladders and stairs, traversing uneven ground, and the use of personal protective equipment at all times.
