The role will be jobsite-based and will require subcontractor coordination from the site. The position will be supported by an off-site project management team. The Senior Construction Manager will be expected to ensure quality of construction, trade coordination, material ordering and jobsite safety. Responsibilities On-site Operations and Quality Direct daily operations beginning with site mobilization through final certificates of occupancy. Maintain quality construction standards based on minimum applicable IBC codes as well as construction plans. Conduct inspections as trades finish work. Enforce site safety by running safety checks and weekly meetings. Hold trades to safety standards as required. Read and work from full civil/architectural/structural/MEP set and identify issues with the plans and relay them to owner and architect/engineer as necessary. Scheduling/Materials Maintain a forward-looking schedule against initial project schedule to track progress and identify bottlenecks in construction and work with trades/project manager/owner to reduce delays and proactively reduce slippage. Schedule material drops and site staging to ensure trades have quick and easy access to their materials. Ensure safety in material storage on-site. Work with individual trades/foremen to identify manpower shortages and flag those with project manager/owner to rectify. Work with Project Manager to ensure pertinent information and responsibilities are highlighted in Subcontractor Work Orders to prevent paperwork issues. Trade Coordination and Inspections Manage subcontractor operations and performance daily to reduce scope gaps, maintain a clean worksite and help coordinate between trades as necessary. Schedule all city inspections and maintain readiness. Schedule trades to correct work for any and all re-inspections. Coordinate with third-party testing and inspections as necessary for structural engineering and owner. Maintain testing records on-site and in project's online documentation. Documentation/Reporting Maintain daily reporting of subcontractor progress, manpower counts, deliveries, site photographs and documentation of delays. Produce progress reporting to ownership and identify issues that need to be solved. Verify installed work against submittals. Verify quantities and percentage of completion with Project Manager. Assist in pay application processes and lender draw documentation. Unit/Site Closeout (Certificate of Occupancy) Manage unit punch lists by unit and building and ensure all trades maintain high quality of work and cleanup until Certificate of Occupancy. Maintain close-out documentation (reports, testings, as-builts, warranties, and CO's). Ensure unit is in proper condition to turnover to property management operations. Coordinate with property manager and leasing manager to identify units coming up as "ready" during project. Required Qualifications Minimum 10 years of multifamily ground-up construction experience. Direct experience with at least 3 multifamily wood-frame construction projects (garden style, wrap, and podium). Working knowledge of building codes, scheduling best practices, cost control and construction best practices/procedures. Must have experience working in Texas municipalities. Plan comprehension at the highest level, ability to use Bluebeam or other PDF editing software to create markups and communicate information effectively and clearly to trades, engineers, architects, project manager and owner. Proficiency with Procore or equivalent construction management platform, Bluebeam, Microsoft Office.

OSHA 30 certification. Working Conditions This position is on-site and not remote. The work is performed at an active construction site in all weather, requires climbing ladders and stairs, traversing uneven ground, and the use of personal protective equipment at all times.
