Houston / Greater Houston Area | Full-Time The Opportunity We are a Houston-area commercial real estate developer seeking an experienced Commercial Construction Project Manager / Superintendent to help manage the construction of our current and future development projects. Our projects primarily consist of ground-up commercial office condominium developments and similar small-to-mid-sized commercial projects throughout the Greater Houston area. This is not a traditional superintendent position where you simply manage the jobsite and move on to the next assignment. We are looking for someone who wants to work directly with an owner/developer , take meaningful responsibility for projects from preconstruction through completion, and become a long-term part of our development platform. The right candidate combines the field experience of a strong superintendent with the organizational and financial discipline of a project manager. What You'll Be Responsible For You will work directly with ownership and oversee projects from preconstruction through delivery, including: Managing day-to-day construction activities and subcontractors Developing and maintaining construction schedules Coordinating architects, engineers, consultants and subcontractors Soliciting and evaluating subcontractor bids Assisting with budgeting, estimating and value engineering Reviewing scopes of work and identifying gaps before contracts are awarded Managing RFIs, submittals, change orders and construction documentation Monitoring project costs against budget Conducting regular jobsite meetings Maintaining quality-control standards Identifying schedule, cost and construction issues before they become problems Coordinating inspections, utilities, permitting and certificates of occupancy Managing punch lists and project closeout Building and maintaining relationships with high-quality Houston-area subcontractors Helping ownership continuously improve our construction processes as we develop additional projects Who We're Looking For Strong candidates should have: Meaningful experience with ground-up construction Experience as a Project Manager, Superintendent, Senior Superintendent, Assistant Project Manager or similar role Experience managing multiple subcontractor trades Strong understanding of construction drawings, specifications and scopes of work Experience with construction budgets, schedules and change orders Ability to independently identify and solve field problems Strong communication and organizational skills High standards for quality and accountability Working knowledge of construction management and scheduling software Ability to operate effectively in both the office and the field What Makes This Role Different We are looking for someone who wants more than another superintendent assignment.
