Job Description

Job Summary We are seeking an experienced Custodial Services Manager to lead daily janitorial operations at a retail property. This position is responsible for managing all aspects of site operations, including employee supervision, client relationship management, quality control, staffing, training, scheduling, payroll, budgeting, and floor care programs. This is a hands-on leadership role that requires a manager who is comfortable working alongside the team when needed, coaching employees in the field, and maintaining strong relationships with property management. The successful candidate will have experience leading janitorial teams, delivering exceptional customer service, and maintaining high cleaning standards in a fast-paced commercial environment. Candidates without previous experience managing commercial cleaning or janitorial operations will not be considered. Key Responsibilities Lead, coach, and develop a team of 6+ custodial employees. Serve as the primary point of contact for property management and maintain strong client relationships through regular communication, responsiveness, and follow-through. Conduct routine quality inspections and ensure contract specifications are consistently met. Manage recruiting, interviewing, onboarding, orientation, training, scheduling, performance management, and employee retention efforts. Oversee payroll, labor budgets, supply inventory, and operational expenses. Address employee performance concerns, attendance issues, and customer complaints in a timely and professional manner. Monitor operational performance and identify opportunities for process improvement and increased efficiency. Ensure compliance with company policies, safety procedures, and customer requirements. Maintain floor care programs, including carpet care, scrubbing, stripping, waxing, burnishing, and other specialized cleaning services. Respond to operational challenges and provide hands-on support during staffing shortages, special projects, and emergency situations. Required Qualifications Minimum 2 years of management experience in commercial cleaning, janitorial services, facilities services, housekeeping, or environmental services. Experience directly supervising frontline cleaning staff. Experience managing customer/client relationships and conducting regular meetings with customers. Proven experience hiring, training, coaching, and holding employees accountable for performance. Experience managing labor budgets, scheduling, and payroll. Strong knowledge of commercial cleaning methods, equipment, chemicals, and safety procedures. Hands-on experience operating floor care equipment, including: Auto scrubbers Buffers and burnishers Carpet extractors Wet vacuums and related equipment Ability to work flexible hours, including occasional evenings, weekends, and holidays as business needs require. Valid driver's license and reliable transportation preferred. Preferred Qualifications Experience managing janitorial operations within shopping centers, malls, retail facilities, or other large public facilities. Bilingual English/Spanish.
