We're seeking an experienced Area Superintendent (Builder) to lead our Sweetwater, Texas Home Builds. You'll help establish our local construction operation from the ground up, building relationships with subcontractors, maintaining exceptional quality standards, and ensuring every home reflects the values of Selah Homes. Position Summary The Area Construction Manager is responsible for the day-to-day construction operations of all Selah Homes projects within the Sweetwater market. This individual will oversee every phase of construction from groundbreaking through homeowner orientation while developing and managing a reliable local trade base capable of supporting our planned production of approximately two new home starts each month. This role works closely alongside and is supported by Selah Homes' Project Management, Purchasing, and Accounting departments to ensure efficient coordination, accurate budgeting, timely material procurement, and smooth project execution. The successful candidate will be highly organized, proactive, quality-focused, and capable of making sound decisions independently while communicating effectively with company leadership. Primary Responsibilities Construction Management Manage all homes under construction from start through completion. Maintain construction schedules and ensure projects remain on time and within budget. Perform daily jobsite visits and inspections. Coordinate subcontractors and suppliers. Ensure trade partners complete work on schedule. Inspect all work for quality and completion prior to approval for payment. Conduct detailed in-progress inspections to maintain Selah Homes construction standards. Ensure all work complies with local building codes, approved plans, and company specifications. Complete punch lists and oversee warranty corrections. Proactively identify and resolve issues before they impact schedule or quality. Trade Partner Development Build strong daily relationships with trade partners, vendors, and internal team members. Recruit and establish a dependable network of local subcontractors. Nurture and grow the trade base by helping partners improve performance and efficiency. Evaluate subcontractor performance for quality, safety, communication, and schedule adherence. Assist in negotiating pricing and scopes of work. Hold trade partners accountable to Selah Homes standards and construction processes. Project Coordination Coordinate inspections and municipal approvals. Communicate regularly with purchasing, accounting, and leadership. Identify scheduling conflicts before they become delays. Order and verify materials as needed. Maintain organized project documentation. Leadership Represent Selah Homes professionally in the Sweetwater community. Foster a culture of accountability, craftsmanship, and integrity. Provide solutions rather than simply identifying problems. Help establish construction systems that can scale as production grows. Qualifications Required Minimum 3 years of residential home building or remodeling experience Experience supervising multiple trades simultaneously Ability to read blueprints and construction documents Strong understanding of residential building practices Excellent organizational and communication skills Ability to work independently with minimal supervision Valid driver's license with reliable transportation Ability to be present on local jobsites daily Preferred Experience building production homes Existing relationships with West Texas subcontractors Knowledge of residential scheduling software OSHA or safety certifications Experience hiring and managing subcontractors Core Competencies Ownership Mentality Integrity Problem Solving Leadership Organization Communication Attention to Detail Scheduling & Planning Quality Control Cost Awareness Work Environment and Physical Requirements Ability to see clearly at near, mid-range, and far distances and hear across a range of sound levels. Hours and Schedule Average of 50 hours per week (typically 7:00 AM - 5:00 PM, Monday through Friday). Occasional lunch meetings required. Occasional evenings and weekends may be necessary to meet deadlines or attend events. Limited travel may be required. Compensation Base Salary:
