Construction Project Manager S3 General Construction Texarkana, TX Full-Time | In-Person / Field-Based Overview S3 General Construction is seeking an experienced Construction Project Manager to oversee construction, renovation, and improvement projects throughout the Texarkana area. This is a hands-on, field-oriented management position. The Construction Project Manager will oversee projects from startup through completion, coordinate employees and subcontractors, manage project schedules, monitor jobsites, address field issues, and ensure work is completed safely, efficiently, and according to S3's standards. The ideal candidate understands construction from the field level and is comfortable taking ownership of multiple active projects. This individual should know what is happening on each assigned job, what needs to happen next, who is responsible for completing the work, and whether anything is affecting the project's schedule, cost, quality, or safety. Key Responsibilities Project Oversight
- Oversee assigned construction and renovation projects from startup through completion.
- Maintain regular presence at active jobsites and monitor daily construction activities.
- Review project scopes, plans, drawings, specifications, schedules, and other project documentation.
- Ensure work is being performed according to the approved scope, plans, specifications, and S3 quality expectations.
- Track project progress and identify issues that could affect schedule, cost, quality, or completion.
- Provide regular project updates to S3 leadership.
- Manage multiple active projects and priorities as workload requires. Field & Crew Management
- Coordinate daily and weekly assignments for S3 field employees.
- Ensure employees know which project they are assigned to, where they need to be, and what work is expected.
- Provide clear direction to field personnel regarding priorities and project requirements.
- Monitor employee productivity, workmanship, attendance, and jobsite performance.
- Coordinate subcontractors and specialty trades working on S3 projects.
- Ensure adequate manpower is available to meet project schedules.
- Address workmanship, productivity, or coordination issues promptly.
- Maintain accountability for assigned projects and field operations. Scheduling
- Develop and maintain realistic project schedules.
- Establish short-term work plans and priorities for active projects.
- Coordinate employees, subcontractors, inspections, equipment, and material needs around the project schedule.
- Sequence work between trades to reduce delays and downtime.
- Identify potential schedule conflicts before they affect the project.
- Adjust project plans when weather, material availability, subcontractor delays, customer requests, or unforeseen conditions affect the schedule.
- Communicate schedule changes promptly to employees, subcontractors, leadership, and other affected parties. Materials & Purchasing Coordination
- Identify materials, equipment, tools, and supplies required for upcoming project activities.
- Communicate purchasing needs to the S3 office before purchases are made whenever practical.
- Ensure employees purchasing materials know the correct project or customer associated with the purchase.
- Provide the office with sufficient information to properly authorize and document project purchases.
- Coordinate material delivery dates with the construction schedule.
- Verify that required materials and equipment are available when crews need them.
- Monitor material use and identify unnecessary waste, shortages, or unexpected additional requirements. The Project Manager will coordinate material needs but will not normally be responsible for releasing company payment information or processing purchases. Purchasing authorization and transaction documentation will be handled through the S3 office. Subcontractor & Vendor Coordination
- Coordinate subcontractors, vendors, suppliers, and specialty trades.
- Communicate project schedules, scopes, deadlines, and jobsite expectations.
- Monitor subcontractor progress, quality, and schedule performance.
- Verify that subcontracted work is completed according to project requirements.
- Identify subcontractor delays or performance issues and address them before they significantly affect the project.
- Coordinate access, deliveries, inspections, and sequencing between subcontractors and S3 employees. Cost & Scope Management
- Maintain awareness of approved project scope and budget.
- Monitor labor, material usage, subcontractor activity, equipment needs, and other factors affecting project costs.
- Identify potential cost overruns and communicate concerns to S3 leadership.
- Recognize work that falls outside the original project scope.
- Notify leadership of potential change-order work before additional work is performed whenever practical.
- Help prevent unauthorized work, unnecessary material purchases, and avoidable project expenses.
- Provide accurate field information to the S3 office for job-cost tracking. Project Documentation
- Maintain accurate records of project progress, significant events, delays, problems, and completed work.
- Take and maintain project photographs as needed.
- Document unexpected site conditions and potential changes in scope.
- Verify employee job assignments and provide information needed for accurate time and job-cost records.
- Communicate project-related purchases, subcontractor activities, and field changes to the S3 office.
- Maintain current plans, specifications, revisions, and other project documents.
- Provide information necessary for change orders, customer billing, job-cost reporting, and project closeout. Quality Control
- Regularly inspect work in progress for workmanship and compliance with project requirements.
- Identify incomplete, incorrect, or defective work and coordinate corrective action.
- Ensure work is completed properly before subsequent trades or project phases begin.
- Maintain and oversee project punch lists.
- Conduct or participate in project walkthroughs.
- Verify outstanding items are completed before project turnover.
- Help ensure completed projects are clean, professional, and ready for customer acceptance. Safety
- Promote and enforce safe work practices on all assigned jobsites.
- Monitor jobsites for unsafe conditions and correct or report hazards promptly.
- Ensure employees and subcontractors follow applicable safety requirements and company procedures.
- Promote proper use of personal protective equipment, tools, and equipment.
- Stop unsafe work when necessary.
- Report accidents, injuries, property damage, and significant safety incidents promptly.
- Help maintain clean, organized, and professional jobsites. Customer & Stakeholder Communication
- Serve as a primary field contact for assigned projects when appropriate.
- Communicate professionally with customers, property managers, inspectors, subcontractors, vendors, and other project stakeholders.
- Keep leadership informed of customer concerns, requested changes, delays, or problems.
- Participate in project meetings and walkthroughs.
- Help manage customer expectations regarding schedule, progress, and completion.
- Escalate significant issues to S3 leadership before they become larger problems. Project Completion & Closeout
- Coordinate final project inspections and walkthroughs.
- Develop and manage punch lists through completion.
- Confirm subcontractor and employee work is complete.
- Ensure required project documentation and photographs have been collected.
- Coordinate correction of outstanding issues.
- Communicate project completion to S3 leadership and the office.
- Assist with final turnover to the customer. Qualifications
- Minimum of 3 to 5 years of construction experience with increasing responsibility in project management, field supervision, superintendent, foreman, or similar construction leadership roles preferred.
- Commercial construction and renovation experience strongly preferred.
- Demonstrated ability to supervise employees, subcontractors, and multiple construction trades.
- Strong understanding of construction sequencing, jobsite operations, and construction methods.
- Ability to read and understand construction plans, drawings, specifications, and scopes of work.
- Experience coordinating construction schedules and multiple simultaneous priorities.
- Working knowledge of project budgets, job costs, change orders, material requirements, and subcontractor coordination.
- Strong problem-solving and decision-making skills.
- Strong verbal and written communication skills.
- Ability to communicate effectively with employees, subcontractors, customers, vendors, and company leadership.
- Strong organizational and time-management skills.
- Comfortable using email, smartphones, Microsoft Office, and construction or project-management technology.
- Valid driver's license and reliable transportation.
- Ability to travel regularly between active S3 jobsites. Preferred Qualifications
- Previous experience as a Construction Project Manager, Superintendent, Assistant Superintendent, General Foreman, or similar construction leadership position.
- Experience overseeing multiple projects simultaneously.
- Commercial remodeling and renovation experience.
- OSHA 30 certification or comparable construction safety training.
- Experience coordinating permits and inspections.
- Experience managing subcontractors and specialty trades.
- Experience with construction scheduling, change orders, punch lists, daily reports, and project closeout.
- Familiarity with construction estimating and job-cost reporting.
- Experience working for a general contractor is strongly preferred.
A bachelor's degree in Construction Management, Engineering, Business, or a related field is a plus but is not required when the candidate has substantial relevant construction and field-management experience.
