A Construction Manager manages construction projects from project planning through completion. Manages project budget and schedule; works closely with architects, engineers, trades workers, and clients; supervises construction on site and manages subcontractors; coordinates permits and regulatory compliance as needed for projects.
Traditions of America, a leader in 55+ resort-style new home communities, is adding a Part-Time Design Coordinator to our Traditions of America at Chesterfield community. As a Part-Time Design Coordinator for Traditions of America, you will assist the Design Consultant with guiding homebuyers through the design process as they build their dream home. A successful Design Coordinator will assist the Design Consultant with customers through the entire process, from interior and exterior selections to comprehensive home designs, managing pricing requests, and assisting with achieving final selections within the required timeline as outlined in the Agreement of Sale. Every interaction focuses on delivering a "plus-one" customer experience. As Design Coordinator, you will be an integral part of the team, requiring you to participate in team meetings, sales events, and maintain daily communication internally with the Community Manager, Design Consultant and Personal Builders and externally with our homebuyers.
Responsibilities Include:
Schedule first appointments 30 days in advance and handle initial communication with homebuyers. Greet walk-in prospective buyers and purchasers when Design Consultant is in an appointment; provide overview of Studio and/or brief Model tours as needed. Create tile shower exhibit drawings in Bluebeam. Develop lighting and fan schedules in Excel, including detailed photos, fixture model numbers, and notes. Complete floorplan redlines in Bluebeam based on Design Consultant notes. Add clickable options in MARKS following Design Consultant appointments; leave a list of Custom Pricing Requests for Consultant to enter. Enter Custom Pricing Requests for appliances, lighting, plumbing, and fixtures under the Design Consultant's direction. Attach returned estimates to the customer record in MARKS. Complete the Permit Checklist using Addendum 1 and provide it to the Design Consultant prior to the finalization meeting. Obtain Community Manager signature on customer documents; send them to the Purchasing Department for ratification; upload documents to the Homeowner File in SharePoint and the House Maintenance File in MARKS. Provide Guardian with necessary contact information to schedule home buyer appointments. Maintain the organization and cleanliness of the Design Studio at all times. This includes reorganizing samples every Monday morning following weekend traffic and putting away all samples immediately after each customer appointment during the week. Lay out prior selections in advance of customer follow-up meetings, as requested. Shadow design appointments as time permits; prioritize attending first appointments. Monitor current product line up and discontinuations, pulling and requesting replacement samples from Purchasing as needed. Alert customers of necessary reselections and provide alternate suggested options. Track exterior elevations in community. Demonstrate strong knowledge of interior design principles, color trends, and space planning. Understand TOA design processes, procedures, trade partners, product offerings, and key product information.
