Job Description The Preconstruction Manager - Multifamily & Commercial - NoVA will be responsible for: Leading the preconstruction process from initial concept through project turnover for multifamily and commercial construction projects. Managing budgeting, estimating, conceptual pricing, and detailed cost analysis throughout all phases of project development. Reviewing plans, specifications, and project documents to identify risks, opportunities, and value engineering solutions. Coordinating with owners, developers, architects, engineers, and subcontractors to develop accurate scopes and pricing. Soliciting, evaluating, and leveling subcontractor and vendor bids to ensure competitive and complete proposals. Developing project budgets, GMPs, and bid packages while maintaining cost control and market awareness. Creating and maintaining preconstruction schedules to support project milestones and procurement strategies. Providing constructability reviews and recommendations to improve project efficiency, cost, and schedule outcomes. Supporting business development efforts by participating in client meetings, presentations, and proposal efforts. Collaborating closely with operations teams to ensure a seamless transition from preconstruction to project execution. The Successful Applicant The Preconstruction Manager - Multifamily & Commercial - NoVA will have: 5+ years of experience in preconstruction, estimating, or construction management with a general contractor. Extensive experience pricing multifamily, mixed-use, commercial, and/or podium construction projects. Strong knowledge of conceptual estimating, budgeting, value engineering, and GMP development. Experience managing subcontractor bidding, scope review, and procurement processes. The ability to read and interpret construction drawings, specifications, and contract documents. Strong understanding of construction means, methods, sequencing, and market conditions in the Mid-Atlantic region. Excellent communication and relationship-building skills with owners, developers, architects, consultants, and subcontractors. Proficiency with estimating software, project management tools, and Microsoft Office Suite. A proactive, client-focused approach with the ability to lead multiple pursuits simultaneously. A Bachelor's degree in Construction Management, Engineering, or a related field preferred.
