About the Company G.H. Watts Construction, Inc. is a growing residential home builder focused on delivering high-quality new homes and an exceptional customer experience. We are seeking an experienced, motivated New Home Sales & Production Manager to lead both the sales process and day-to-day production of our new home communities and projects. This is a hands-on leadership position for someone who understands that successful home building requires strong sales performance, disciplined construction management, excellent communication, and attention to detail. Position Overview The New Home Sales & Production Manager will be responsible for driving new home sales while overseeing the successful construction and delivery of homes from contract through closing. The ideal candidate is equally comfortable meeting with prospective homebuyers, negotiating contracts, managing subcontractors, reviewing construction schedules, solving job-site issues, and ensuring homes are completed on time, within budget, and to company quality standards. Key ResponsibilitiesSales & Customer Relations Manage the complete new home sales process from initial inquiry through contract, construction updates, and closing. Meet with prospective buyers and educate them on floor plans, features, options, upgrades, pricing, and the home-buying process. Develop and maintain strong relationships with prospects, buyers, real estate agents, and referral partners. Prepare and present purchase agreements, change orders, selections, and upgrade options. Follow up consistently with prospects and maintain an organized sales pipeline. Monitor market conditions, competitor activity, pricing, and buyer preferences. Work with marketing partners to generate qualified leads and increase community traffic. Achieve established sales, revenue, and margin goals. Production & Construction Management Manage the construction process from pre-construction through final completion and closing. Develop and maintain accurate construction schedules for each home. Coordinate subcontractors, suppliers, vendors, inspections, and deliveries. Conduct regular job-site walks to monitor progress, workmanship, safety, and adherence to plans and specifications. Identify potential construction delays or budget issues early and develop solutions. Review plans, selections, specifications, and change orders to ensure work is completed correctly. Maintain strong relationships with subcontractors and hold them accountable for schedule, quality, and workmanship. Coordinate municipal inspections and ensure homes meet applicable building codes and company standards. Manage punch lists, homeowner walkthroughs, warranty items, and final completion. Ensure homes are delivered on schedule and meet the company's quality expectations. Financial & Operational Management Monitor construction costs, purchase orders, invoices, and job budgets. Identify opportunities to improve margins and control construction costs. Track project profitability and report variances to management. Maintain accurate records of sales, construction schedules, selections, change orders, and customer communications. Establish and improve processes that increase efficiency, accountability, and customer satisfaction. Qualifications 3+ years of experience in new home construction, residential building, construction management, new home sales, or a related field. Strong understanding of residential construction processes, materials, scheduling, and subcontractor management. Proven ability to sell new homes. Excellent communication, negotiation, and customer service skills. Strong organizational and project-management abilities. Ability to read and understand residential construction plans and specifications. Strong computer skills and ability to learn construction and CRM software. Valid driver's license and reliable transportation. Ability to visit and work at active construction sites. Preferred Qualifications Experience working for a residential home builder. New home sales experience with a demonstrated history of meeting or exceeding sales goals. Construction management or superintendent experience. Experience managing multiple homes or communities simultaneously. Knowledge of local building codes, permitting, inspections, and residential construction practices. Experience with construction management, estimating, CRM, or scheduling software is a plus.
