Key Responsibilities:

Create accurate estimates for custom residential building and remodeling projects and shepherd projects through the pre-construction process from initial budget estimate through final agreement, permitting and start of work.

Budget Estimates:

Create budgetary estimates based on preliminary plans using historical data from our projects and other trusted data sources.

Scopes of Work:

Develop detailed and clear scopes of work so all parties (clients, subs, project managers, etc.) understand what is included in the work and what is not.

Final Estimates:

Prepare detailed and accurate final project estimates from the plans and Scope of Work using material takeoffs, subcontractor bids, supplier pricing, and historical data.

Cost Catalog and Templates:

Develop and maintain a catalog of frequently used cost items, cost groups, and project estimate templates.

Document Creation:

Create customer-facing and internal documents from templates in our system including Bid Requests, Purchase Orders, Construction Agreements, Change Orders.

Permitting:

File permit applications and follow up until permits are issued.

Material Takeoffs and Ordering:

Perform accurate material takeoffs and coordinate ordering as needed.

AI Integration:

Harness AI tools to improve efficiency and accuracy.

Cost Controls:

Issue Purchase Orders and review actuals vs the estimates to catch overruns and refine future estimates.

Qualifications:

Actual field experience in residential construction is required.

Ability to read and understand plans.

Knowledge of construction processes, techniques, and codes.

Good written and verbal communication skills.

Positive, collaborative attitude with the ability to solve problems and make decisions.

Detail-oriented and organized.

Ability to quickly learn and effectively use JobTread and various AI tools.

Extra bonus points if you are already familiar with JobTread or have CAD/drafting experience!
