• 175,000 + Excellent Benefits Appleton Finn is working exclusively with a leading general contractor in the Bothell, WA area to identify a senior Preconstruction Manager. This is an opportunity for an experienced construction professional who thrives in the budgeting and estimating phase of a project and is ready to lead preconstruction on projects in the $10M
• 80M range. The Opportunity You will act as the primary point of contact for clients and design teams throughout preconstruction
• effectively running the project as its Project Manager during this phase.

Your responsibilities will include:

Leading the budget process across all phases, from conceptual through Final Estimate/GMP Scheduling and running budget kickoff meetings and leading budget discussions directly with clients and design teams Developing and introducing the Budget Control Log (BCL), tracking design changes and cost impacts throughout the project Managing the MEP RFP process and subcontractor proposal requests Setting up estimate templates, budget breakouts, and scope clarifications Coordinating constructability reviews with the Superintendent and PM, ensuring field input is captured throughout preconstruction Leading internal estimate reviews and evaluating gross profit targets against team strategy Supporting GMP development, including takeoffs, self-performed pricing, boardsheet review and bid leveling Reviewing buyout strategy with the PM and PX ahead of subcontractor award What We're Looking For This is a senior-level search.

The ideal candidate will have:

10+ years of commercial construction experience, with a track record managing or estimating preconstruction on projects in the $10M

• 80M range A progression through Project Engineer (3-5 yrs) into Project Manager (5-7 yrs) estimating and managing projects Strong understanding of budget development, GMP and bid processes Ability to lead client and design team meetings with confidence Healthcare project experience is a plus, though not required Strong communication and relationship-building skills Experience with estimating and scheduling software (e.
