North Idaho Pay:

$75,000-$95,000 per year 2Work Contracting is seeking an experienced Residential Construction Project Manager to oversee multiple residential construction and remodeling projects throughout Eastern Washington and North Idaho. This is a hands-on management position for someone who understands residential construction, can coordinate multiple trades and projects simultaneously, communicates professionally with homeowners, and takes ownership of projects from pre-construction through final completion. The Project Manager will work directly with company ownership, our field team, subcontractors, suppliers, clients, and inspectors to keep projects organized, on schedule, within budget, and completed to 2Work Contracting's quality standards. Responsibilities Manage multiple residential construction and remodeling projects simultaneously Review project scopes, estimates, plans, specifications, selections, and contracts before construction begins Develop, maintain, and adjust project schedules Coordinate company employees, subcontractors, vendors, material deliveries, inspections, and equipment Conduct regular jobsite visits and verify work is progressing according to scope, plans, and schedule Maintain professional communication with homeowners throughout construction Coordinate framing, concrete, foundations, ICF construction, SIP construction, drywall, insulation, painting, flooring, tile, cabinetry, roofing, siding, windows, doors, decking, electrical, plumbing, HVAC, and other residential trades Coordinate ICF wall systems, including footing and foundation interfaces, reinforcing, penetrations, embeds, bracing, concrete placement, waterproofing, and coordination with other trades Coordinate SIP wall and roof systems, including panel layouts, structural connections, penetrations, air sealing, weather protection, and trade coordination Understand how high-performance building systems affect downstream trades, including windows, doors, roofing, siding, electrical, plumbing, HVAC, and interior finishes Coordinate blower-door testing and energy-code requirements when applicable Identify sequencing issues and resolve scheduling conflicts before they delay a project Monitor labor hours, material usage, subcontractor costs, and overall project budgets Compare actual project performance against the original estimate and identify potential cost overruns early Identify work outside the contracted scope and communicate potential change orders before additional work proceeds Verify materials are ordered accurately and available when crews need them Maintain jobsite quality control and ensure deficiencies are corrected Verify employee and subcontractor work meets company expectations, project specifications, manufacturer requirements, and applicable building requirements Coordinate required inspections and assist with correction items when necessary Document project progress, jobsite conditions, changes, and important client communications Maintain accurate project photos and documentation Manage punch lists and project closeout Help prevent rework through planning, communication, and regular quality-control inspections Maintain clean, professional, safe, and organized projects Communicate project problems to ownership while bringing forward practical solutions Protect project schedules, customer relationships, quality standards, and company profitability What We're Looking For The ideal candidate has strong residential construction knowledge and understands how different trades come together throughout a project. You should be comfortable walking onto a project, reviewing the work in progress, identifying potential problems, communicating with the appropriate employee or subcontractor, and developing a plan to keep the project moving. We are looking for someone who can manage projects rather than simply report problems back to ownership. This position requires accountability, organization, construction knowledge, communication, and the ability to make sound decisions in the field. Preferred Qualifications Residential construction project management or superintendent experience Strong knowledge of residential remodeling and new construction sequencing Ability to read construction plans, engineered drawings, specifications, scopes of work, and estimates Understanding of residential building practices and applicable building codes Experience coordinating employees and subcontractors Experience managing multiple active projects simultaneously Strong scheduling and organizational skills Ability to track budgets, labor, materials, subcontractors, and change orders Strong written and verbal communication skills Professional communication with homeowners and clients Comfortable using construction management software, mobile applications, email, photos, and digital documentation Valid driver's license and acceptable driving record Ability to travel between projects throughout Eastern Washington and North Idaho

ICF, SIP

& High-Performance Construction Experience with ICF (Insulated Concrete Form) and SIP (Structural Insulated Panel) construction is highly desirable but not required for an otherwise experienced residential construction manager. Knowledge or experience in the following is preferred: ICF foundations and above-grade wall construction SIP wall and roof systems High-performance and energy-efficient residential construction Air sealing and building-envelope detailing Waterproofing and moisture management Residential energy-code requirements Blower-door testing and building-envelope performance Coordination of mechanical systems in high-performance homes Reading engineered structural plans and manufacturer installation requirements Compensation $75,000-$95,000 per year Starting compensation will be based on residential construction experience, project-management experience, construction knowledge, and demonstrated ability to independently manage multiple projects.
