Job Description
Bluescape Vacation Rentals is seeking a reliable, highly organized, and detail-oriented Field Inspector to help maintain the quality and presentation of our growing portfolio of more than 130 vacation rental homes and RV lots throughout the Lower Florida Keys. The Field Inspector is responsible for inspecting properties between guest stays to ensure they are clean, properly maintained, fully functional, and ready for incoming guests. The ideal candidate is proactive, dependable, comfortable with technology, and capable of working independently while remaining a collaborative and supportive member of the Bluescape team. We are looking for a resourceful problem solver who can evaluate situations, troubleshoot basic issues, use sound judgment, and take reasonable steps to resolve problems independently. This person should have a positive, solutions-oriented attitude, take ownership of their responsibilities, follow issues through completion, and be interested in growing with a company that continues to expand. This position requires the work schedule to be Tuesday through Saturday. Hours will vary based on season, but will be approximately 10a - 6p. Key Responsibilities Conduct post-clean inspections of vacation rental homes and RV lots to ensure each property meets company standards before guest arrival Verify the cleanliness, inventory, staging, organization, and overall presentation of each property Confirm that amenities, appliances, air-conditioning systems, televisions, Wi-Fi, plumbing fixtures, locks, and other property systems are functioning properly Troubleshoot basic property, maintenance, access, appliance, lock, and technology issues before guest check-in whenever possible Use sound judgment to identify practical solutions and complete minor corrections or repairs independently Perform light maintenance tasks, including replacing air filters, changing light bulbs and batteries, completing minor adjustments or simple repairs, and troubleshooting television connections, Wi-Fi, electronic locks, and basic appliance issues Identify maintenance, safety, cleanliness, inventory, or property-condition issues and report them promptly to the office Create detailed digital work orders with clear descriptions and supporting photographs when needed Photograph and document property conditions accurately Ensure outdoor areas, docks, patios, yards, and RV lots are clean, safe, organized, and guest-ready Verify that property access instructions, electronic locks, keys, gates, and entry points are accurate and functioning properly Complete inspection checklists using a smartphone, tablet, computer, and company software Communicate regularly and professionally with the office, housekeeping vendors, maintenance personnel, and other team members Follow through on identified issues and confirm that all required corrections have been completed Assist other team members when operational needs arise and contribute to a positive, cooperative work environment Manage multiple inspections, deadlines, and property priorities throughout the day Qualifications Strong attention to detail and the ability to notice small issues before guests do Excellent problem-solving and troubleshooting abilities Resourceful and able to resolve basic issues independently Reliable, punctual, and able to work effectively with limited supervision Highly organized and capable of managing multiple properties, priorities, and deadlines Positive, professional, and solutions-oriented attitude Strong team player who communicates well and is willing to assist others Willingness to take ownership of responsibilities and follow issues through completion Computer literate and comfortable learning and using new technology Comfortable using smartphones, computers, mobile applications, email, digital checklists, photographs, and cloud-based software Able to enter information accurately and provide clear written documentation Basic handyman or property-maintenance skills preferred Valid driver's license and reliable personal transportation required Ability to travel between multiple properties throughout the Lower Florida Keys each day Residence in the Lower Florida Keys is strongly preferred because all managed properties are located in this area Ability to lift up to 40 pounds and perform light physical tasks Ability to walk through homes, climb stairs, bend, reach, and inspect indoor and outdoor areas Preferred ExperienceWhat We OfferAbout Bluescape Vacation RentalsBluescape Vacation Rentals manages more than 130 vacation rental properties throughout the Lower Florida Keys, and our portfolio continues to grow.
