Job Description

Responsible for the following duties: Under the supervision of the HQS Inspectors Supervisor, performs physical on-site inspections of all Section 8 units as necessary. Work involves conducting regular inspections to determine compliance with Housing Quality Standards and conducting re-inspections where necessary. Performance of duties requires thorough knowledge of performance requirements in accordance with acceptability criteria under provision of Part 882, Title 24, Chapter VIII, Housing and Urban Development Regulations.
Major Duties and Responsibilities:
1. Performs physical on-site inspections of all Section 8 units; do re-inspections when units require repairs and/or installation of equipment in order to meet the required standards; certifies units in compliance with established standards. 2. Issue Abatement letter and stop payment of Assisted Housing Program units should violations occur which are life threatening and/or not in compliance with preset standards and not corrected within 24 hours. 3. Issue warning letter to tenant when tenant caused 24 violations are not completed and forward to caseworker for termination. 4. Communicate with participants, owner/manager whenever a 24 hour failure exists and schedule the inspection for the following day. 5. Arrange inspections by priority and contact owners or residents as required. 6. Verify complaints of non-compliance with lease agreements from both tenants and landlords. 7. Make home visits as scheduled or as required. 8. Download all inspections on a daily basis into Ipad. 9. Upload all completed inspections into the system at the end of the day. 10. Input tenant notes on all completed inspections. 11. Input tenant notes on all completed inspections. 12. Do mandatory HUD interview and HHA utility review for each annual inspection. 13. Report all suspected cases of owner and/or tenant fraud and any other irregularities as a result of field visits. 14. Issue Abatement letter and stop payment of Assisted Housing Program for all owners' responsible failures that remain unresolved after 30 days. 15. Issue Tenant Warning letter for tenant caused failures that remain unresolved after 30 days. 16. Other job related duties as assigned.
