Florida Certified Home InspectorPosition Summary A Florida Certified Home Inspector is responsible for conducting thorough, professional inspections of residential properties to identify and document visible defects, safety concerns, maintenance issues, and potential deficiencies. The inspector evaluates major components and systems of a home and prepares detailed inspection reports to assist homeowners, buyers, sellers, and other real estate professionals in understanding the condition of the property. Essential Duties and Responsibilities Conduct comprehensive residential home inspections in accordance with applicable Florida laws, regulations, and recognized inspection standards. Inspect accessible areas and components of residential properties, including: Structural systems Foundations and slabs Roof systems Exterior components Attics and insulation Electrical systems Plumbing systems Heating and cooling systems Interior components Doors and windows Kitchens and bathrooms Garages and other accessible areas Identify visible defects, deterioration, safety hazards, improper installation, and conditions requiring maintenance or further evaluation. Operate inspection tools and equipment safely and appropriately. Document findings through detailed written reports and photographs. Explain inspection findings to clients in clear, professional, and understandable language. Identify conditions that may require evaluation by qualified specialists, contractors, engineers, or other professionals. Maintain accurate inspection records and documentation. Communicate professionally with homeowners, home buyers, sellers, real estate agents, contractors, and other industry professionals. Schedule inspections, manage appointments, and maintain timely completion of inspection reports. Maintain knowledge of Florida residential construction practices, building systems, inspection standards, and applicable regulations. Protect client confidentiality and maintain professional and ethical standards. Perform inspections safely while working in attics, crawl spaces, roofs, garages, mechanical areas, and other potentially challenging environments. Maintain all required Florida certifications, licenses, continuing education, and professional credentials. Qualifications Current Florida Certified Home Inspector credential/license as required by the State of Florida. Completion of required Florida home inspector education and examination requirements. Knowledge of residential construction, building systems, and common property defects. Strong attention to detail and observation skills. Excellent written and verbal communication skills. Ability to prepare accurate, organized, and professional inspection reports. Ability to work independently and manage multiple inspections and deadlines. Professional customer-service skills. Ability to safely access and inspect various areas of residential properties. Valid driver's license and reliable transportation. Physical Requirements The position may require: Standing and walking for extended periods. Climbing ladders and stairs. Entering attics, crawl spaces, garages, and other confined or difficult-to-access areas. Bending, kneeling, crouching, reaching, and crawling. Carrying inspection equipment and supplies. Working outdoors in varying weather conditions. Professional Standards The inspector is expected to conduct all inspections objectively, thoroughly, and professionally; accurately document observed conditions; communicate findings without unnecessary alarm or speculation; and comply with applicable Florida requirements and professional standards. Typical Work Environment Home inspectors work primarily at residential properties and may travel between multiple inspection locations each day. The position may involve working independently, interacting directly with clients and real estate professionals, and completing reports from a home office or other workspace.
