Job Description

Overview This onsite role requires establishing professional relationships with the Client, design team, general contractor, and subcontractors while serving as the primary point of coordination throughout the project. The observer is responsible for documenting daily construction activities through observation reports and photography to verify compliance with design documents. This is a detail-oriented administrative and coordination role that demands strong organizational skills, communication across multiple stakeholders, and a thorough understanding of construction documentation and compliance processes.
Responsibilities Daily Documentation :
Prepare daily observation reports and take random construction photography to verify compliance with design documents
Quality Assurance :
Review testing and inspection reports; issue Non-Conformance Reports (NCRs) when needed; maintain weekly deficiency logs
Document Management :
Manage submittals, Requests for Information (RFIs), and change orders (RFPCOs) by coordinating multi-disciplinary reviews and obtaining necessary approvals before distribution
Issue Resolution :
Work collaboratively with the general contractor and subcontractors to identify and resolve known or predictable construction issues
Project Meetings :
Chair and attend weekly team meetings, weekly general contractor meetings, pre-installation meetings, and monthly pay/progress meetings to track open items and project progress
Financial Oversight :
Review monthly pay applications, verify stored materials on and offsite, coordinate architect approval, and maintain comprehensive logs for payment processing
Stakeholder Coordination :
Serve as the primary liaison between all project parties, facilitating communication and ensuring alignment across disciplines Experience Architect or construction management professional with 5+years of proven experience working on construction sites. Strong knowledge of construction regulations, building codes, safety standards, and quality assurance procedures. Demonstrated ability to interpret technical drawings, blueprints, schematics, and construction specifications accurately. Experience conducting site inspections focused on quality control and regulatory compliance in a construction environment. Proficiency in Microsoft Office tools for data collection, reporting, and documentation purposes. Familiarity with construction management practices including contracts, plans review, and inspection protocols. Excellent analysis skills to identify issues quickly and recommend effective solutions during onsite evaluations.
Pay:
$110,000.00 - $140,000.00 per year
