Housing Inspector Community Rebuilders Grand Rapids, MI Job Details Part-time From $22.11 an hour 4 hours ago Qualifications High school diploma or GED Driver's License Attention to detail Manual handling Property management Full Job Description Position Summary Community Rebuilders is seeking a knowledgeable and detail-oriented Housing Inspector to support housing quality inspections across multiple housing programs, including HUD Continuum of Care (CoC), ESG, HOPWA, TBRA, VA, and other housing programs. This position is responsible for conducting inspections using Housing Quality Standards (HQS) and National Standards for the Physical Inspection of Real Estate (NSPIRE) requirements, as applicable, to help ensure units meet federal health, safety, sanitation, and habitability standards. The Housing Inspector plays an important role in supporting safe and stable housing environments while helping advance consistent inspection practices and organizational compliance standards. This role operates within a transitioning dual-standards regulatory environment and supports the organization's ongoing implementation of NSPIRE standards and inspection practices. Key Responsibilities

• Conduct initial, annual, complaint, emergency, and special housing inspections
• Perform inspections using HQS and NSPIRE standards, depending on program requirements
• Evaluate units using a health, safety, and habitability-focused approach
• Identify, document, and classify deficiencies related to health, safety, and habitability
• Complete accurate, timely, objective, and defensible inspection reports and photo documentation
• Conduct re-inspections to verify completed repairs and corrective actions
• Support compliance with Lead-Based Paint and other applicable HUD requirements
• Communicate inspection findings and required corrective actions clearly and professionally
• Coordinate inspections with landlords, tenants, and program staff
• Support organizational transition and alignment with NSPIRE standards
• Assist with staff training and standardized inspection practices as needed
• Exercise sound independent judgment in evaluating deficiencies and determining appropriate corrective actions Qualifications
• High school diploma or GED required
• Experience in housing inspection, construction, property management, maintenance, or related field preferred
• Knowledge of HUD Housing Quality Standards (HQS) and/or NSPIRE standards preferred
• HQS certification preferred or ability to obtain
• NSPIRE training or certification preferred or ability to obtain
• Strong written communication and documentation skills
• Ability to work independently and exercise sound judgment
• Ability to maintain professionalism and objectivity in inspection decisions
• Valid driver's license required
• Ability to work effectively with diverse populations and community partners Physical Requirements
• Ability to stand, walk, bend, stoop, and conduct inspections throughout residential properties
• Ability to safely access basements, attics, stairs, and exterior areas
• Ability to lift up to 25 pounds as needed Work Environment This position requires regular fieldwork throughout the community and interaction with tenants, landlords, vendors, and program staff in a variety of residential environments, including potentially unsanitary or hazardous conditions.
