Obtain full comprehension of the construction documents and project requirements Review monthly construction schedules for conformance of work completed Attend the preconstruction conference and periodic progress meetings Prepare notes from meetings and provide to project managers Review and discuss construction administration, procedures and scheduling Conduct on-site observations of work in progress Discuss work with the contractor, and document construction site activities on a daily basis Report weather conditions, and when contractor does not perform work due to weather Record work performed, labor force, equipment, and quantities constructed on a daily basis Record observed delays, causes, and data relevant to claims for extras or deductions Record construction issues, safety concerns, and resolutions Assist in evaluating the Contractor's status reports and applications for payment Provide daily, weekly and monthly report documents and logs as required Witness and document testing, and verify that testing is conducted as required Report to owner and/or design professional when work is unsatisfactory, defective, or does not conform to the contract documents Advise owner and/or design professional when work needs to be corrected or rejected Accompany authorized visitors on the job site, and document their activities Care, clean, and maintain field vehicles, facilities, tools and equipment Maintain orderly construction documents and field notes Coordinate with owner and/or design professional in advance of important events or meetings Notify owner and/or design professional immediately upon the occurrence of any accident Review applications for payment with contractor for compliance with owner's procedures Provide an opinion as to the project's readiness for achievement of full operation and prepare a punch list of items to be completed or corrected by the contractor Conduct a final completion inspection and prepare a punch list of items to be completed or corrected by the contractor Verify that all items have been completed or corrected and make recommendations to the owner concerning final acceptance Assist in the preparation of a set of construction record drawings Assist in the close out of the construction contract including delivery to the owner of all warranties, liens, testing results, outstanding claims, final payment, and all construction documentation Generally, 6+ years of construction inspection experience Provides direct support to the owner and/or design professional Uses creativity, foresight, and mature judgment in anticipating and solving complex problems Comprehensive knowledge of construction methods of field inspection skills Thorough knowledge of different types of construction practices and inspection requirements Extensive knowledge of the care, cleaning and use of a variety of field tools and equipment Proficient in the interpretation of construction plans, specifications, and project requirements inspection, reporting, document review and management, and communication skills Experienced with computer hardware and software related to construction administration Supervisory skills and a detailed working knowledge of standard field and office procedures Preferred vocational/technical training beyond high school Technical certifications as required Knowledge of basic first aid skills and safety requirements Microsoft Office Suite Document Management Systems Exceptional organizational, analytical, and communication skills Responsible as lead observer and primary liaison with owner, contractor, and design professional. General duties include site visits, field observations, progress meetings, reporting, completion inspections, document review, document maintenance, and project close out.
