A Construction or Building Inspector inspects new construction or renovated buildings to check for compliance with government safety codes and zoning requirements. Checks building structures and foundations, or provides inspections of electrical systems, plumbing or heating and cooling systems, or building elevators.
Works with minimal supervision to perform a variety of routine and complex work to include the review of site plans and building permit submittals for minor projects such as fences and accessory buildings, as well as on-site inspections to ensure that residential construction and existing buildings are in compliance with applicable codes and ordinances.
ESSENTIAL DUTIES AND RESPONSIBILITIES

Assist with in-office review of site plans and plans for minor building permit submittals to ensure compliance with building codes, zoning requirements, and special ordinances. Write letters requesting additional information or changes to meet code requirements. Draft and distribute correspondence, memoranda, notices, brochures, and reports relating to building inspection issues. Conduct field inspections of ongoing construction and existing structures to ensure compliance with building, electrical, plumbing, mechanical, zoning, floodplain, fence, and abatement of dangerous building ordinances and codes. Perform routine inspections on new and existing structures for safety and code compliance. Answer questions from citizens, contractors, builders, architects, and engineers regarding ordinance compliance and citizen complaints. Consult with contractors, builders, architects, and engineers to resolve discrepancies in plans or field conditions and find approved resolutions. Read, interpret, and explain adopted building codes, city ordinances, and construction drawings for residential and commercial projects. Research building codes, investigate incidents, and maintain related records and documentation. Maintain effective records of inspections and related documentation. Perform other duties as assigned. KNOWLEDGE, SKILLS AND ABILITIES
Thorough understanding of residential building codes, ordinances, and regulations. Strong attention to detail and analytical skills for identifying code violations. Effective verbal and written communication skills for interacting with diverse stakeholders. Ability to read and interpret blueprints, technical drawings, and specifications. Proficient in using inspection software, smartphones, and other technology. Strong organizational skills to manage multiple projects and deadlines.
Qualifications:
High school diploma or equivalent; AND three (3) years of construction experience; OR an equivalent combination of education, training, and experience. Valid State driver's license. ICC Residential Building Inspector certification, preferred, but must be obtained within one (1) year of hire. State Plumber Inspector License, preferred, but must be obtained with two (2) years of hire. ICC Mechanical, Electrical, Energy Certifications, preferred.
PHYSICAL DEMANDS AND WORKING ENVIRONMENT
Work is generally performed in an outdoor environment performing field work in all weather conditions but requires some time indoors for administrative duties. Employee must be able to lift 25 pounds occasionally and may be exposed to environmental conditions including dirt, pollen, temperature extremes and uneven landscape. Employee may also be exposed to conditions and hazards associated with construction sites and may be exposed to some unsafe structures, unsafe electrical installations, and high voltage.
