Consistent weekday availability preferred; assignments and deadlines are agreed upon in advance About the Opportunity We are a growing real estate investment company completing full-house renovations throughout Mid-Michigan. We are looking for a dependable, mechanically inclined person who wants to develop real construction skills while learning how the property-flipping business operates. You do not need to know every trade or have years of professional experience. We are more interested in finding someone who is dependable, comfortable using tools, willing to learn and motivated to take on greater responsibility over time. You will begin by assisting with demolition, jobsite preparation, material handling, cleanup and basic renovation assignments. As your abilities develop, you may advance into completing defined scopes independently, earning higher compensation and taking on more project responsibility. This is a hands-on renovation opportunity first. It is not a real estate seminar, office position or passive-investing opportunity. Learning about property evaluation, renovation budgeting and resale strategy comes through contributing to active projects and proving that you can consistently produce results. Independent-Contractor Classification This is a 1099-NEC independent-contractor opportunity, not a W-2 employee position. No payroll taxes will be withheld, and employee benefits are not provided. Independent contractors are responsible for their own: Federal, state and self-employment taxes Transportation to project locations Standard work clothing and personal equipment Tools required for independently accepted assignments Insurance and other business expenses Invoicing and business records Contractors may perform services for other customers and may accept or decline individual assignments. Project scopes, compensation and completion expectations will be agreed upon before work begins. Initial Responsibilities Depending on your experience and abilities, assignments may include: Demolition and removal of unwanted materials Jobsite cleaning and organization Loading, unloading and organizing building materials Protecting floors, cabinets and finished surfaces Preparing walls and other surfaces for painting Basic painting and drywall preparation Removing flooring, cabinets, doors and fixtures Exterior cleanup and basic landscaping Assisting experienced renovation contractors Completing basic punch-list and repair assignments Maintaining a safe and organized work area Communicating problems, damage or material shortages promptly Who We Are Looking For The right person: Is dependable and communicates when circumstances change Can follow an agreed scope and complete assignments properly Is mechanically inclined and comfortable learning new tools Takes correction without becoming defensive Pays attention to measurements, details and finished quality Works efficiently without becoming careless Shows initiative instead of waiting to be told every small step Respects project properties, materials and other contractors Is interested in developing construction and renovation skills Wants to understand how successful property flips operate Is motivated by the opportunity to earn greater responsibility Experience in construction, landscaping, automotive repair, maintenance, manufacturing, property management or another hands-on field is helpful but not required. Requirements Reliable transportation to changing project locations Valid driver's license Smartphone and dependable communication Basic understanding of hand and power tools Ability to lift and carry at least 50 pounds Ability to work on ladders and in basements, crawlspaces and active renovation environments Ability to work safely around dust, debris and changing jobsite conditions Willingness to obtain basic tools as responsibilities increase Completion of all required independent-contractor documentation Liability insurance or willingness to obtain coverage if required for independently accepted work Compensation and Advancement Initial contract compensation is $20

• 23 per billable hour, depending on relevant experience, existing skills, tools and ability to complete assignments independently.
