Consistent weekday availability preferred; assignments and deadlines are agreed upon in advance About the Opportunity We are a growing real estate investment company completing full-house renovations throughout Mid-Michigan. We are looking for an experienced residential renovation contractor who wants more than another ordinary construction position. This is a hands-on production role for someone who can complete quality work, solve remodeling problems and keep projects moving without constant supervision. It is also an opportunity to gain real-world exposure to how distressed properties are evaluated, budgeted, renovated and sold. Contractors begin with hourly project compensation based on experience, versatility and ability to work independently. Contractors who consistently demonstrate quality, reliability, efficiency and leadership may be offered additional project responsibility, performance incentives and opportunities to participate in the profits of qualifying renovation projects. This is not a real estate seminar or passive-investing opportunity. The primary responsibility is producing quality renovation work. Additional opportunities are earned through performance. Independent-Contractor Classification This is a 1099-NEC independent-contractor opportunity, not a W-2 employee position. No payroll taxes will be withheld, and employee benefits are not provided. Independent contractors are responsible for their own: Federal, state and self-employment taxes Transportation to project locations Standard hand and cordless tools Insurance and other business expenses Invoicing and business records Contractors may perform services for other customers and may accept or decline individual assignments. Project scopes, compensation and completion expectations will be agreed upon before work begins. Responsibilities Perform residential framing, carpentry and general renovation work Install cabinets, interior and exterior doors, windows, trim and finish materials Complete flooring, drywall, siding, decking and general repair work when qualified Diagnose and solve problems commonly encountered in older houses Measure accurately, plan layouts and determine material needs Work independently from an agreed scope of work Coordinate effectively with project managers, other contractors and skilled trades Protect finished surfaces and maintain a clean, organized jobsite Complete assigned work according to agreed quality standards and deadlines Identify problems, shortages and potential delays before they affect the project Ideal Candidate Has at least three years of residential carpentry or remodeling experience Can independently complete multiple phases of a residential renovation Takes pride in producing clean, market-ready work Understands that efficiency matters without sacrificing quality Is dependable, communicates clearly and follows through on commitments Thinks ahead instead of waiting to be given every individual task Is interested in learning the operational and financial side of flipping houses Wants the opportunity to grow into project leadership and performance-based compensation Is comfortable working at different properties throughout Mid-Michigan Contractor Requirements Reliable transportation to changing project locations Valid driver's license Standard carpentry hand tools and cordless tools Smartphone and reliable communication Ability to lift and carry at least 50 pounds Ability to work on ladders and in basements, crawlspaces and active renovation environments Ability to provide photographs or examples of previous work References from previous customers, contractors or employers Completion of all required independent-contractor documentation Liability insurance or willingness to obtain coverage if required for the assigned work Compensation and Growth Initial contract compensation is $28

Contractors who demonstrate that they can take responsibility for larger portions of a renovation may become eligible for: Project-completion incentives Performance-based compensation Responsibility for defined renovation phases Project-lead opportunities Exposure to property evaluation, budgeting and resale strategy Optional profit participation on qualifying projects Profit participation is not guaranteed and is not based solely on length of service. It may be offered when a contractor demonstrates the ability to positively affect project quality, completion time and profitability. Any profit-participation arrangement will be optional and documented in a separate written project agreement. Specific percentages, project costs, payment timing and profit calculations will be established before the qualifying project begins.
