Job Description

Punch-Out Technician — Construction Support (Miller & Smith) at our Sadler Square project in Glen Allen, VA The Punch-Out Technician plays a hands-on role in preparing homes for settlement by supporting construction and service activities on-site. This position involves a variety of finish and remedial trades including carpentry, drywall installation and repair, painting, and related finish-work tasks. The Technician is expected to monitor subcontractor performance, identify deficiencies, and support corrective actions under the direction of the Superintendent. Every Miller & Smith team member must perform duties in a manner that reflects our Mission Statement and core values. This job description provides a general outline of responsibilities and is not all-inclusive; managers and supervisors may assign additional duties as required. Observe and evaluate subcontractor work quality in homes within assigned span of control; document and promptly report defects, incomplete items, or non-conforming work to the Regional Project Manager and/or Superintendent Ensure subcontractors remove all trash and debris from the home and surrounding property and escalate recurring issues to site leadership Accept and inventory deliveries of construction materials, appliances, and accessories; report shortages, discrepancies or damage immediately to the Regional Project Manager and/or Superintendent Maintain a safe, organized work area in compliance with OSHA regulations and the Miller & Smith Safety Program; participate in required safety meetings and training Secure homes at the end of each workday — close windows, lock doors, turn off water, and confirm protection of finishes and installed materials Support the full-cycle punch-out process as directed — creating and managing QI (Quality Issues), QIU, PCW (Punch Completion Worksheet), and SOW (Scope of Work) documentation Provide feedback and participate in continuous improvement activities to enhance punch-out workflows and subcontractor quality Protect company property, tools, equipment and stored materials from damage, loss, or misuse; assist in coordinating replacements or repairs as needed This role requires strong communication, attention to detail, a practical skill set in finish trades, and the ability to work cooperatively with field staff and subcontractors to deliver homes that meet Miller & Smith quality standards.
