Eave Lighting Installation Subcontractor Contract Position | Per-Job Compensation | [Des Moines, IA / Central Iowa] We are seeking a reliable, detail-oriented Eave Lighting Installation Subcontractor to perform permanent exterior eave/soffit lighting installations for residential customers. This is a subcontractor position for an experienced individual or small contracting business that is capable of completing installations independently after receiving the project layout and installation requirements. The ideal subcontractor is mechanically capable, comfortable working at heights and in attics, able to interpret installation schematics, and takes pride in producing clean, professional work. Responsibilities The subcontractor will be responsible for completing permanent eave lighting installations according to the provided project schematic, manufacturer requirements, and company installation standards.

Responsibilities include:

Accurately interpret and follow provided lighting layout schematics. Adapt the installation when hidden obstructions, construction conditions, or discrepancies prevent the schematic from being followed exactly as drawn. Communicate with the company before making significant deviations from the planned layout when clarification is needed. Properly cut, fit, and securely mount lighting tracks to soffits/eaves according to the project schematic. Install jumps and connections according to the provided layout. Wire the lighting system and controller according to manufacturer instructions. Access soffits from inside the attic when necessary to route wiring cleanly and discreetly. No wiring shall be visible inside the customer's home under any circumstance. Exterior wiring should be concealed whenever reasonably possible and should only remain visible when there is no practical alternative. Mount the controller at the specified location and approximately eye level unless otherwise instructed. Ensure the controller installation does not unnecessarily block access to additional electrical outlets. Test the completed system and verify that all components are functioning properly before considering the installation complete. Maintain a clean and professional work area and remove installation-related debris upon completion. Communicate promptly regarding any issues that could affect the scope, schedule, or quality of the installation. Equipment & Transportation The subcontractor is responsible for providing and transporting all tools, equipment, ladders, access equipment, safety equipment, and other equipment necessary to safely and properly complete each installation. This includes transportation for themselves, their equipment, and any helpers they bring to the job. Job-specific lighting materials will be provided on site prior to the scheduled start of the installation. The company will not be responsible for providing or transporting the subcontractor's tools, ladders, vehicles, or other equipment. Reliability & Communication Reliability and communication are extremely important for this position.

Subcontractors are expected to:

Arrive at the scheduled job location on time and prepared to begin work. Provide advance notice whenever they anticipate being late. Communicate as early as possible if an unforeseen circumstance requires the installation to be rescheduled. Maintain professional communication with the company and the homeowner. Complete accepted jobs within the agreed-upon timeframe unless circumstances outside the subcontractor's control require otherwise. A pattern of late arrivals, missed appointments, poor communication, or failure to complete accepted work may result in termination of the subcontractor relationship. Compensation Compensation is per job, rather than hourly. The installation price for each individual job will be discussed and mutually agreed upon before the subcontractor accepts the job. The subcontractor is responsible for determining whether the agreed compensation is acceptable before accepting each project. There is no guarantee of a particular number of jobs or hours of work. Independent Business Responsibilities The subcontractor is expected to operate as an independent business and is responsible for: Their own federal, state, and local taxes. Their own insurance coverage, including applicable general liability and workers' compensation coverage. Their own tools and equipment. Their own transportation and vehicle expenses. Their own ladders and access equipment. Any employees or helpers they choose to hire. All wages, taxes, insurance, and other obligations associated with their employees or helpers. Their own business expenses and operating costs. Their own conduct and the conduct of any employees or helpers they bring onto a customer's property. The subcontractor will not be eligible for employee benefits, payroll withholding, or reimbursement of ordinary business expenses unless specifically agreed to in writing. Required Documentation Before accepting any installation work, the subcontractor must complete the company's subcontractor onboarding requirements, including providing a properly completed Form W-9 and any required insurance or business documentation. A subcontractor relationship will not begin until the required documentation has been completed and the appropriate subcontractor agreement has been executed. What We're Looking For The ideal subcontractor: Has residential construction, electrical, low-voltage, exterior lighting, handyman, or similar installation experience. Is comfortable working on ladders and in residential attics. Can independently interpret diagrams and measurements. Has strong attention to detail. Can troubleshoot unexpected field conditions without compromising the finished product. Owns or has reliable access to the necessary tools and equipment. Has reliable transportation capable of carrying the necessary equipment. Takes punctuality and customer property seriously. Communicates clearly and professionally. Can work independently without constant supervision. Understands that the quality of the finished installation reflects directly on the company. This is not a position for someone who needs to be supplied with tools, ladders, transportation, or step-by-step supervision.
