POSITION SUMMARY A
San Diego-based subcontractor with more than 40 years in business, specializing in residential drywall, is seeking an experienced Drywall / Metal Framing Estimator to support pre-construction, estimating, project preparation, and ongoing project needs.
QUALIFICATIONS
- Estimating experience in multi-family residential drywall and Type I metal framing.
- Proficiency with Microsoft Excel, Word, and Outlook.
- Excellent mathematical, critical-thinking, organizational, and time-management skills.
- Strong ability to read and interpret architectural drawings, specifications, bid documents, and contract scope.
- Proficiency with takeoff and construction software such as Procore, On-Screen Takeoff, or PlanSwift.
- Strong understanding of labor, materials, production rates, and construction methods related to drywall and metal framing.
- Ability to identify scope gaps, discrepancies, and potential project risks.
- Ability to manage multiple bid deadlines and priorities in a fast-paced environment.
- Valid driver's license and ability to travel occasionally for site visits and pre-bid meetings.
KEY RESPONSIBILITIES
- Perform accurate quantity takeoffs for drywall and metal framing.
- Create, maintain, file, and organize estimating and project documentation.
- Review takeoffs, budgets, drawings, specifications, and project scope; make adjustments and corrections as needed.
- Price, prepare, and track change orders, RFIs, T&M work, and change order requests (CORs).
- Review and approve submittals and ensure specified materials comply with building plans and project requirements.
- Coordinate material ordering, tracking, allocation, delivery schedules, and vendor communication.
- Provide Superintendents and Foremen with necessary project information and documentation, including RFIs, safety documents, material stocking information, and plan updates.
- Support preconstruction planning, Foreman preparation/training, material allocation, and project startup.
PRECONSTRUCTION PREPARATION
- Create and review submittal packages provided to the Builder and verify that materials comply with the building plans and specifications.
- Plan material deliveries, including onsite logistics and delivery timelines with material vendors.
- Provide the Builder with required safety documentation, including IIPP, safety certifications, SDS packets, and related documents.
- Ensure construction document updates, including RFIs and plan revisions, are distributed to the onsite project team.
- Conduct project preconstruction reviews with the assigned onsite Foreman, including plans, contract scope, RFIs, plan changes, pending CORs, and unresolved work items.
- Prepare and submit RFIs related to drywall and metal framing when plans are unclear, incomplete, or contradictory.
BUDGETS AND TAKEOFF REVIEW
- Create material orders and adjust or correct them as needed.
- Review takeoffs and budgets for accuracy and make necessary corrections.
CHANGE ORDERS
- Review construction changes, RFIs, and T&M requirements; determine pricing and prepare CORs for the Builder.
- Create change order budgets and enter them into the company's business software.
- Track COR receipt, budget creation, approval status, and budget usage.
QUALITY CONTROL
- Periodically review onsite work and compare it with the contracted scope of work.
- Determine whether additional requested work is included in the contract scope or should be treated as extra work.
- Verify that plan- and scope-specified materials are being installed in the correct locations.
COMMUNICATION AND COORDINATION
- Maintain effective communication with Builders, Superintendents, Foremen, vendors, and internal project teams to meet project requirements and deadlines.
ATTENDANCE AND RELIABILITY
Regular and reliable attendance is an essential function of this position. The employee is expected to report to work on time and maintain consistent attendance in accordance with the established work schedule. Because this position requires coordination with project teams, Builders, Superintendents, Foremen, vendors, and other personnel, punctuality and dependability are necessary to meet project deadlines and operational requirements.
PHYSICAL REQUIREMENTS
This position primarily involves office-based work but may also require occasional visits to active construction sites. The employee must be able to sit and work at a computer for extended periods; frequently use a keyboard, mouse, telephone, and other standard office equipment; and read plans, drawings, specifications, and documents in both digital and printed formats. The position may require occasional standing, walking, bending, reaching, and climbing stairs, as well as navigating active construction sites with uneven surfaces. The employee may occasionally be required to lift and/or carry materials, plans, or office supplies weighing up to 25 pounds. SCHEDULE
- Full-time, Monday through Friday, 6:00 a.
m. to 3:00 p.m., with a one-hour lunch break.
BENEFITS
- 5 paid sick days per year.
- 40 hours of vacation during the first year after 90 days of employment.
- 80 hours of vacation beginning on the second anniversary.
- 120 hours of vacation beginning on the fifth anniversary.
- 401(k) plan eligibility after 1,000 hours of continuous work; employer match of 25%, up to $1,500 at the end of the year.

Pay:
$65,000.00 - $95,000.00 per year
