Job Description

Position Summary The Estimator is responsible for preparing accurate and comprehensive cost estimates, budgets, and bid proposals for commercial construction projects. This position plays a critical role in the preconstruction process by analyzing drawings, specifications, subcontractor proposals, and market conditions to develop competitive and profitable project estimates. The ideal candidate is a detail-oriented construction professional with strong analytical skills, experience using industry-standard estimating software, and the ability to effectively communicate with project teams, subcontractors, clients, and design professionals. Key Responsibilities Prepare detailed conceptual, schematic, design development, and hard bid estimates for commercial construction projects. Review architectural, structural, civil, mechanical, electrical, and plumbing drawings and specifications to determine project scope and pricing requirements. Perform quantity takeoffs and develop complete project cost estimates, including labor, materials, equipment, subcontractor costs, permitting, and general conditions. Solicit, evaluate, and level subcontractor and supplier bids to ensure complete scope coverage and competitive pricing. Identify project risks, scope gaps, value engineering opportunities, and cost-saving alternatives. Develop project budgets and assist with preconstruction planning activities. Collaborate with project managers, superintendents, owners, architects, engineers, and consultants throughout the estimating and procurement process. Prepare bid packages, scopes of work, and proposal documentation for clients and project stakeholders. Maintain current knowledge of construction costs, labor rates, material pricing, and market trends. Assist with change order pricing, budget updates, and cost analysis during project execution as needed. Maintain estimating databases, historical cost information, and subcontractor/vendor relationships. Required Qualifications Minimum 4 years of commercial construction estimating experience with a construction management firm, general contractor, or related commercial construction organization. Proven experience estimating commercial projects such as office buildings, healthcare facilities, educational facilities, retail centers, hospitality projects, industrial facilities, municipal buildings, and mixed-use developments. Strong understanding of commercial construction methods, building systems, materials, and subcontractor trades. Experience reviewing and interpreting construction drawings, specifications, and contract documents. Proficiency with construction estimating and quantity takeoff software. Strong organizational, analytical, and problem-solving skills. Excellent verbal and written communication skills. Ability to manage multiple estimates and deadlines in a fast-paced environment. Proficiency with Microsoft Office, particularly Excel. Preferred Qualifications Bachelor's degree in Construction Management, Engineering, Building Construction, Architecture, or a related field preferred. Experience with software such as Bluebeam Revu, PlanSwift, On-Screen Takeoff, Sage Estimating, ProEst, BuildingConnected, or similar estimating platforms. Experience with CM-at-Risk, Design-Build, and negotiated commercial construction projects. Knowledge of preconstruction services, budgeting, scheduling, and value engineering processes.
