Job Description
Job Overview We are seeking a detail-oriented and experienced Estimator to join our Operations team. The ideal candidate will play a critical role in project planning by accurately assessing costs, preparing bids, and supporting project management efforts. This position offers an opportunity to work on diverse construction projects, utilizing industry-leading tools and techniques to ensure competitive and precise estimates. The Estimator will collaborate closely with project teams, clients, and subcontractors to deliver comprehensive cost analyses that align with project scope and client expectations. Duties Prepare detailed construction estimates by analyzing blueprints, specifications, and other project documents using software such as Dynamics, Microsoft Excel and Google Earth. Develop accurate cost projections for labor, materials, equipment, and subcontractor services. Collaborate with project coordinators and management to negotiate pricing and contractual terms ensuring profitability and competitiveness. Assist in the development of project budgets and cost control strategies throughout the construction lifecycle. Review and evaluate bids from subcontractors and suppliers to ensure alignment with project requirements. Support contract negotiations by providing technical insights on scope, pricing, and risk factors. Maintain organized records of all estimating documents, revisions, and correspondence for future reference. Stay current with industry trends, material costs, labor rates, and regulatory changes impacting construction estimating. Requirements Proven experience in estimating with a strong understanding of property management principles. Proficiency in Microsoft Dynamics, Excel, Google and other estimating or project management software. Strong negotiation skills to secure favorable terms with subcontractors and suppliers. Knowledge of property operations, contracts, cost control measures, and project management processes. Excellent analytical skills with attention to detail for precise cost assessments. Effective communication skills for collaborating with internal teams and external partners. Prior experience in property assessments and estimating environments is highly desirable. A background in construction estimating or related field is preferred; relevant certifications or training are a plus.
