Annual Job Summary:
Seeking for a JOC Estimator/Project Manager with commercial construction estimating and Job Order Contracting experience to manage cost proposals, bidding, project coordination, and construction project execution. Responsibilities Prepare budgets, cost estimates, and detailed cost proposals, including JOC task orders Review and analyze subcontractor and vendor bids for accuracy and completeness Solicit, evaluate, negotiate, and award subcontractor quotes Review construction drawings, specifications, and project scopes to develop detailed scopes of work and cost breakdowns Utilize JOC pricing systems, unit price books, and cost databases to develop accurate pricing Coordinate permit applications, submittals, approvals, RFIs, and change order processes Develop and maintain project schedules and manage project documentation Coordinate project meetings and collaborate with project managers, superintendents, and clients Monitor project goals, prepare projections, and support cost control efforts Review job costs, billings, pay applications, and closeout documentation Identify cost-saving opportunities and value engineering options Qualifications 3+ years of JOC contract estimating experience Experience with Gordian estimating software and construction cost databases Ability to read and interpret construction drawings, specifications, and scopes of work Strong understanding of unit price estimating and JOC contract procedures Familiarity with subcontractor markets and construction pricing Strong analytical, communication, and organizational skills with the ability to manage multiple estimates and deadlines Benefits Competitive salary based on experience Health, dental, and vision insurance 401(k) with company match Paid time off and holidays
