Job Description

Position Overview Builders Chicago Corporation is seeking an accomplished Senior Sales Estimator with extensive experience reading construction plans, interpreting specifications and contracts, and converting bid opportunities into profitable awarded projects. This position requires a proven construction sales professional with a demonstrated history of personally securing approximately $3 million-$5 million in annual general contractor sales . The successful candidate must independently manage the sales and estimating process, from identifying opportunities and reviewing bid documents through proposal preparation, negotiation, contract review, award, and project handoff. The ideal candidate brings strong technical judgment, established relationships, and accountability for results. Accurate estimating must be matched by the ability to follow up, negotiate, protect the company's scope and margins, and close work. Key Responsibilities Independently review architectural, structural, and electrical drawings, specifications, schedules, details, and addenda to establish a complete and accurate scope of work. Identify conflicts between drawings and specifications, missing information, installation constraints, and scope gaps. Prepare clear RFIs and obtain clarification before committing to pricing. Perform detailed takeoffs and develop estimates covering materials, labor, equipment, freight, access requirements, subcontracted work, and project-specific conditions. Evaluate how specified products, field conditions, installation methods, and coordination with other trades affect cost and feasibility. Obtain and compare vendor quotations, verify compliance with project requirements, and negotiate competitive pricing and delivery terms. Prepare complete proposals identifying inclusions, exclusions, qualifications, alternates, and applicable lead times. Read and evaluate construction contracts, subcontracts, and purchase orders, including scope obligations, payment terms, retainage, insurance requirements, indemnification, schedule commitments, and liquidated damages. Compare contract requirements with the estimate and proposal, identify discrepancies or added obligations, and flag contractual risks for management review before acceptance. Develop and maintain relationships with general contractors, construction managers, manufacturers, and other project stakeholders. Proactively pursue bid opportunities, maintain an active sales pipeline, and consistently follow up on outstanding proposals. Lead scope reviews and pricing negotiations, securing awarded contracts while maintaining company margin requirements. Identify complementary products and installation opportunities that fit BCC's capabilities, and evaluate their profitability and execution requirements. Coordinate with operations to verify installation assumptions, manpower requirements, equipment needs, and schedule feasibility. Provide a complete handoff to project management and operations, including pricing assumptions, vendor quotations, scope commitments, contract requirements, clarifications, and project risks. Maintain accurate bid records, sales forecasts, follow-up activities, and award information.

  • Employer-paid life insurance Required Qualifications Minimum of five years of directly relevant construction estimating and sales experience, including sales to general contractors.
Demonstrated history of personally securing approximately $3 million-$5 million in annual GC sales , supported by specific examples of awarded projects and individual responsibility. Advanced ability to independently read and interpret construction drawings, specifications, door schedules, details, and addenda. Ability to read and interpret construction contracts, subcontracts, and purchase orders, recognize obligations and financial exposure, and identify terms requiring management review. Proven ability to identify discrepancies, evaluate product compliance, and distinguish between specified requirements and proposed substitutions. Strong understanding of construction installation methods, labor estimating, trade coordination, and jobsite constraints. Demonstrated success negotiating and closing profitable construction contracts. Ability to manage multiple bids and deadlines while maintaining accuracy and consistent follow-up. Strong mathematical, written communication, and proposal preparation skills. Proficiency with Microsoft Outlook, Excel, Word, and digital plan review and takeoff tools. Ability to learn technical product lines and apply that knowledge to estimating and sales decisions. Dependability, professional judgment, and personal accountability for sales results and estimating accuracy. Preferred Qualifications Experience estimating and selling commercial overhead doors, coiling doors, loading dock equipment, specialty doors, or related construction products. Established relationships with general contractors in the Chicago market. Experience estimating work performed by union installation crews. Degree in construction management, engineering, business, or a related field. A degree does not replace the required sales and estimating experience. Performance Expectations Secure approximately $3 million-$5 million in annual awarded GC sales , with an agreed ramp-up period and annual goals established with management. Meet company gross margin requirements and pursue profitable, executable work. Produce accurate, complete estimates that minimize preventable scope omissions and unbudgeted costs. Maintain a qualified pipeline and timely, documented proposal follow-up. Independently manage routine technical and contract reviews and commercial negotiations, escalating material risks and exceptions to management. Deliver organized project handoffs that allow operations to execute the work as sold. Prolonged periods sitting at a desk and working on a computer.
