POSITION SUMMARY
The Project Manager / Estimator is responsible for estimating, bidding, planning, coordinating, and managing site construction projects from the initial bid through project completion. This position works closely with customers, owners, engineers, subcontractors, suppliers, field personnel, and company management to ensure projects are accurately estimated, properly scheduled, completed safely, and remain within established budgets and timelines. The Project Manager / Estimator is responsible for maintaining effective communication throughout the project and monitoring project costs, quantities, labor, materials, equipment, and subcontracted work.
ESSENTIAL JOB FUNCTIONS
Review project plans, specifications, drawings, bid documents, and other project information to determine project scope and requirements. Prepare detailed estimates for site construction projects, including labor, materials, equipment, subcontractors, trucking, permits, overhead, and other applicable costs. Obtain and evaluate subcontractor and supplier pricing and incorporate appropriate costs into project estimates. Prepare and submit competitive bids and proposals in accordance with customer, owner, engineer, or general contractor requirements. Perform quantity takeoffs from plans, specifications, drawings, and field information. Visit project sites as necessary to evaluate existing conditions, verify quantities, identify potential challenges, and gather information needed for accurate estimating. Review bid requirements and identify potential project risks, exclusions, clarifications, and items that may affect project cost or schedule. Develop project budgets and establish cost expectations following award of a project. Coordinate project start-up activities, including reviewing contracts, plans, specifications, schedules, permits, insurance requirements, and other required documentation. Develop and maintain project schedules and coordinate work activities with field personnel, subcontractors, suppliers, and customers. Coordinate the procurement and delivery of materials, equipment, trucking, and subcontracted services necessary to complete projects. Communicate regularly with superintendents, foreperson, field crews, subcontractors, suppliers, customers, and management regarding project progress and requirements. Monitor project costs, labor, material usage, equipment, quantities, and production to ensure projects remain within budget. Review daily reports, tickets, time records, material quantities, trucking records, and other project documentation for accuracy. Track project quantities and compare actual production and costs against the original estimate and budget. Identify cost overruns, changes in scope, scheduling issues, and other potential problems and communicate them to management promptly. Prepare, document, and submit change orders and additional work requests as needed. Review customer and subcontractor invoices, pay applications, and supporting documentation for accuracy and compliance with contract requirements. Maintain organized project files, including contracts, plans, specifications, estimates, change orders, purchase orders, correspondence, invoices, daily reports, and other project documentation. Coordinate with accounting and administrative personnel to ensure timely and accurate project billing and documentation. Assist with project closeout, including final quantities, change orders, punch-list items, final billing, and required closeout documentation. Maintain professional relationships with customers, general contractors, engineers, subcontractors, suppliers, and other project stakeholders. Monitor project schedules and assist in resolving delays, conflicts, or other issues that may affect successful project completion. Ensure project activities are performed in accordance with company policies, contract requirements, applicable regulations, and established safety practices. Participate in project meetings, pre-construction meetings, progress meetings, and other meetings as required. Assist management with business development by maintaining relationships with customers and identifying potential bidding and project opportunities. Maintain knowledge of current construction practices, materials, equipment, labor conditions, and market pricing to support accurate estimates and competitive bids. Perform other duties and responsibilities as assigned by management.
REQUIRED SKILLS AND COMPETENCIES
The successful candidate should possess strong knowledge of site construction estimating and project management principles, including the ability to read and interpret construction plans, specifications, and project documents. Strong mathematical and analytical skills are required, along with the ability to perform accurate quantity takeoffs and develop detailed project estimates. The position requires excellent organizational and time-management skills, attention to detail, problem-solving ability, and the ability to manage multiple projects and deadlines simultaneously. Strong written and verbal communication skills are necessary to effectively communicate with customers, subcontractors, suppliers, field personnel, and management. The individual must be proficient with computers and Microsoft Office applications and be capable of learning and utilizing company estimating, project management, and accounting software.
QUALIFICATIONS
An associate or bachelor's degree in construction management, civil engineering, business, or a related field is preferred. Previous experience in site construction estimating, project management, or a related construction position is required. Experience with excavation, grading, utilities, concrete, paving, drainage, or other site development work is preferred. The ability to read construction plans and specifications and perform accurate quantity takeoffs is required. A valid driver's license and the ability to travel to project locations are required.
PHYSICAL AND ENVIRONMENTAL DEMANDS
The position requires a combination of office and field work. The employee must be able to travel to construction sites and work in varying outdoor conditions, including exposure to heat, cold, dust, noise, uneven terrain, and other typical construction-site conditions. The position requires the ability to walk construction sites, climb stairs or uneven surfaces when necessary, and occasionally lift or carry materials or equipment weighing up to 50 pounds. Regular use of a computer, telephone, and other office equipment is required. Appropriate personal protective equipment must be worn when visiting active construction sites.
WORKING CONDITIONS
Work is performed in both an office and active construction-site environment. The position may require occasional early mornings, evenings, extended hours, or schedule adjustments based on project requirements, bid deadlines, weather, customer needs, and construction schedules. Travel between the office, project sites, customer locations, and supplier locations may be required.
