This role will be responsible for overseeing the full lifecycle of commercial projects, from initial estimating to final delivery. You will collaborate with clients, project teams, and subcontractors, ensuring that projects are completed on time, within budget, and to the highest quality standards.
Key Responsibilities:
Commercial Estimating:
Prepare accurate, detailed estimates for drywall and painting projects, including material costs, labor, and subcontractor expenses. Review project plans and specifications to provide comprehensive cost assessments.
Project Management:
Oversee project planning, scheduling, and execution, ensuring efficient use of resources and adherence to timelines.
Client Liaison:
Serve as the main point of contact for clients, keeping them informed on project progress, addressing concerns, and ensuring satisfaction with final outcomes.
Budget Control:
Manage project budgets, monitor costs throughout the project lifecycle, and identify opportunities for cost savings without compromising quality.
Team Coordination:
Work closely with subcontractors, suppliers, and in-house teams to ensure smooth project flow and coordination. Lead regular meetings to review project status, issues, and solutions.
Contract Negotiation:
Review and negotiate contracts with clients, subcontractors, and suppliers to ensure clear terms and fair agreements.
Quality Control:
Ensure that all work meets industry standards, client specifications, and local regulations.
Risk Management:
Identify potential project risks and proactively address challenges to minimize impact on schedule and budget.
Documentation & Reporting:
Maintain accurate project records, including contracts, change orders, RFIs (Requests for Information), and progress reports. Submit regular reports to upper management.
Compliance & Safety:
Ensure that all projects comply with local building codes, safety standards, and regulatory requirements.
Qualifications:
Proven experience in commercial project management, specifically in drywall and painting. Strong experience in commercial estimating for drywall and painting projects. Deep knowledge of construction processes, cost estimation, and industry standards. Ability to manage large-scale commercial projects and multiple tasks simultaneously. Excellent communication and negotiation skills. Proficiency in estimating software (e.g., ProEst, Estimator 360, or similar) and project management software (e.g., Procore, Buildertrend, Microsoft Project, etc.). Strong organizational, leadership, and problem-solving abilities. A degree in Construction Management, Civil Engineering, or related field is preferred. At least 3-5 years of experience in commercial construction project management or estimating. OSHA certification or similar safety training is a plus.
