Job Title:
Restoration & Waterproofing Masonry Project Manager Position Summary The Restoration & Waterproofing Masonry Project Manager/Estimator is responsible for planning, coordinating, and managing masonry restoration and waterproofing projects from pre-construction through completion. This role ensures projects are delivered safely, on time, within budget, and in accordance with company quality standards. The Project Manager will oversee field teams, subcontractors, client relationships, and project documentation while maintaining strict compliance with safety regulations and industry best practices. Key Responsibilities Project Planning & Management Manage multiple masonry restoration and waterproofing projects simultaneously from kickoff through closeout. Review drawings, specifications, and contracts to ensure project scope is clearly defined. Develop project schedules, budgets, and resource plans. Coordinate with estimators, superintendents, and field crews to ensure efficient project execution. Construction Oversight Oversee field operations including masonry repair, tuckpointing, caulking, façade restoration, waterproofing systems, coatings, and sealants. Conduct site visits to monitor progress, quality, and safety compliance. Resolve field issues, unforeseen conditions, and change orders promptly. Ensure adherence to company standards, building codes, and client requirements. Financial Management Track project costs, budgets, and profitability. Review and approve subcontractor invoices and vendor payments. Prepare change orders, pay applications, and project cost forecasts. Monitor labor productivity and material usage. Client & Stakeholder Communication Serve as the primary point of contact for clients, architects, engineers, and consultants. Lead project meetings and provide progress updates. Maintain strong relationships with clients to support repeat business and referrals. Team Leadership Coordinate with field superintendents and foremen to ensure project objectives are met. Provide guidance, support, and performance feedback to project staff. Collaborate with estimating, safety, and operations teams. Safety & Compliance Ensure all job sites comply with OSHA and company safety policies. Conduct safety reviews and support incident prevention initiatives. Ensure proper documentation, permits, and inspections are maintained. Required Qualifications Bachelor's degree in Construction Management, Civil Engineering, or related field (or equivalent experience) preferred. 5+ years of experience managing masonry restoration, waterproofing, or façade rehabilitation projects. Strong knowledge of masonry repair techniques including tuckpointing, stone repair, brick replacement, sealants, coatings, and waterproofing systems. Experience managing budgets, schedules, and subcontractors. Proficiency in construction management software and Microsoft Office. Ability to read and interpret construction drawings and specifications.
