Position Overview Zeronet USA is seeking an experienced estimator who can price both electrical and HVAC work. This is a dual-trade role. On the electrical side, you will prepare estimates for tenant fit-out, commercial lighting, interior and exterior electrical construction, and generator, battery, and EV charging installations. On the HVAC side, you will estimate commercial equipment replacements (rooftop units, split systems, heat pumps, mini-splits, and VRF), energy-efficiency retrofits under utility and state programs, multifamily heat pump replacement projects, and preventative maintenance contracts. Much of our work is bid through public solicitations — state, county, municipal, and federal — as well as through general contractors, property managers, and utility programs. The ideal candidate is comfortable working from a full drawing set one day and from a site walk and an equipment schedule the next, and can turn either into a complete, defensible number on a deadline. Key Responsibilities Estimating — Electrical Review architectural, mechanical, and electrical drawings, specifications, and addenda for tenant fit-out, commercial lighting, and interior/exterior electrical projects. Prepare detailed quantity take-offs for electrical distribution, branch circuiting, lighting and controls, fire alarm, low-voltage, and specialty systems. Estimate generator, battery storage, and EV charging installations, including utility coordination and service upgrades. Conduct commercial lighting audits and build retrofit proposals with utility rebate scenarios. Estimating — HVAC Review mechanical drawings, equipment schedules, and specifications; perform take-offs for equipment, ductwork, refrigerant piping, hydronic piping, controls, and associated electrical. Estimate like-for-like and upgraded commercial equipment replacements, including rigging, crane, curb adapters, and disposal. Price preventative maintenance and service contracts across multi-site portfolios, building labor, filter, and materials schedules by equipment inventory. Prepare pricing for utility-program and state-program HVAC measures (e.g., BGE and Pepco commercial programs, DHCD MEEHA multifamily projects), applying program incentive structures correctly. Perform or coordinate load calculations and equipment selection with the HVAC division lead when replacements involve resizing or electrification. Bidding and Preconstruction — Both Trades Develop accurate labor and material cost estimates using current pricing databases, vendor quotes, and Zeronet's historical job-cost data. Solicit and evaluate supplier and subcontractor quotes for fixtures, switchgear, panels, HVAC equipment, sheet metal, controls, test-and-balance, and specialty equipment; manage RFQ packages and quote tie-out. Read and respond to public solicitations (eMMA, SAM.gov, county and municipal portals, plan rooms), including bid forms, unit pricing, alternates, and required submittals. Attend pre-bid site walks, owner meetings, and scope reviews; document existing conditions. Prepare bid proposals, value-engineering alternatives, and change-order pricing throughout the project lifecycle. Coordinate with the ownership team, project managers, the HVAC division lead, and field superintendents during preconstruction. Maintain organized digital files of estimates, bid logs, quote records, and proposal correspondence; help build and improve Zeronet's standardized estimating templates and cost database. Track mid-Atlantic market pricing for electrical and HVAC materials, equipment lead times, and labor rates, including prevailing wage schedules. Support handoff from estimate to execution, including buyout, submittals, and permit scope. Required Qualifications Minimum of 3-5 years of estimating experience in commercial electrical construction, with demonstrated experience estimating commercial HVAC work (or an equivalent combination of estimating and hands-on trade experience in both). Thorough knowledge of the National Electrical Code (NEC) and working knowledge of the International Mechanical Code, ASHRAE standards, and local jurisdictional requirements in Maryland and the District of Columbia. Proficiency reading electrical one-line diagrams, panel schedules, and lighting plans, as well as mechanical plans, equipment schedules, and ductwork and piping layouts. Experience with digital take-off tools (Mcormick, Bluebeam, PlanSwift, or On-Screen Takeoff) and estimating software (Accubid, ConEst, Trimble, or similar). Strong Microsoft Excel skills for cost modeling, bid comparison, and multi-site pricing schedules. Experience bidding public-sector and prevailing-wage (Davis-Bacon / Maryland prevailing wage) projects. Excellent organization, attention to detail, and the ability to manage multiple concurrent bids on firm deadlines. Valid driver's license and willingness to travel to project sites across the Baltimore-Washington metro area, the Eastern Shore, and Delaware. Preferred Qualifications Journeyman or Master Electrician license, or Journeyman or Master HVACR license (Maryland preferred). Candidates holding both are strongly encouraged to apply. Prior field experience as an electrician, HVAC technician, foreman, or project manager on commercial projects. EPA Section 608 Universal certification and/or NATE certification. Familiarity with LED lighting and controls, EV charging infrastructure, generators and battery storage, heat pumps and VRF, and building automation systems. Experience with utility incentive programs (EmPOWER Maryland / BGE, Pepco, SMECO, Delmarva) and state programs such as
DHCD MEEHA.
Experience with SnapCount, ServiceTitan, or RS Means cost data. Experience with federal and state contract estimating, including IDIQ, SABER, and task-order work. Physical Requirements & Work Environment This position combines office-based estimating with visits to active commercial construction sites, occupied buildings, and mechanical rooms and rooftops.
