POSITION SUMMARY
AAI is seeking a highly experienced demolition estimator with a proven record of pricing complex heavy and selective demolition projects. This is a senior-level role for someone who understands how buildings come apart, can recognize risk before it reaches the field, and can develop a complete estimate from limited or detailed information. The Senior Heavy Demo Estimator will lead bids from initial pursuit through final proposal, including scope analysis, quantity takeoffs, site investigations, production planning, equipment and labor strategy, subcontractor coordination, disposal and recycling plans, and final pricing. The ideal candidate brings deep field knowledge, strong business judgment, and the confidence to challenge assumptions, protect margin, and help AAI pursue larger and more technically demanding work.
CORE ACCOUNTABILITIES
- Lead complex estimates: Independently develop accurate, competitive estimates for heavy demolition, selective demolition, structural dismantlement, interior demolition, and related environmental scopes from initial review through final submission.
- Understand the full scope: Analyze drawings, specifications, structural information, hazardous materials surveys, geotechnical data, schedules, and contract requirements. Identify scope gaps, conflicts, constructability concerns, and cost exposure.
- Build the demolition plan: Determine appropriate means and methods, sequencing, crew composition, production rates, equipment needs, temporary protection, structural support, access, utility coordination, and site logistics.
- Evaluate risk: Identify structural, environmental, safety, schedule, access, neighbor-impact, and contractual risks. Develop clear assumptions, exclusions, clarifications, allowances, and contingencies to protect the company.
- Perform detailed takeoffs: Quantify structural components, interior materials, debris, equipment hours, labor, trucking, disposal, recycling, salvage, permits, subcontracted work, and other project-specific costs.
- Conduct effective site investigations: Evaluate existing conditions, occupied-area restrictions, access and egress, adjacent structures, overhead and underground utilities, hazardous materials, equipment positioning, haul routes, and disposal requirements.
- Develop vendor and subcontractor strategy: Solicit and level pricing, confirm scope coverage, negotiate competitive terms, and maintain strong relationships with subcontractors, trucking providers, disposal facilities, recyclers, and equipment vendors.
- Prepare strong proposals: Produce clear, complete bid submissions that communicate scope, approach, schedule, alternates, qualifications, and value-engineering opportunities to sophisticated customers and construction partners.
- Support pursuit and turnover: Participate in pre-bid meetings, interviews, scope reviews, and negotiations, then provide a thorough handoff to project management and field leadership when work is awarded.
- Protect profitability: Review bid results and completed-project performance, compare estimated and actual production, and use lessons learned to strengthen cost history, estimating standards, and future strategy.
- Help grow the business: Apply market knowledge and customer relationships to identify strong opportunities, improve win strategy, and expand AAI's heavy and selective demolition capabilities.
EDUCATION & EXPERIENCE
- Ten or more years of progressive construction estimating experience, including substantial direct experience estimating heavy demolition
- Proven success estimating large, complex demolition projects involving structural systems, phased or occupied-site work, challenging logistics, environmental hazards, and aggressive schedules.
- Demonstrated ability to review complex plans and specifications, perform detailed quantity takeoffs, build conceptual budgets, evaluate subcontractor proposals, and prepare complete bid packages.
- Strong understanding of OSHA requirements and applicable federal, state, and local environmental, safety, permitting, and disposal regulations affecting demolition work.
- Experience partnering with owners, general contractors, engineers, project managers, field leaders, vendors, and subcontractors through preconstruction, negotiation, and project turnover.
- Experience with demolition-specific cost databases and project management systems is preferred.
- Bachelor's degree in construction management, engineering, or a related field is preferred; equivalent advanced demolition estimating and field experience will be considered.
- Valid driver's license and ability to travel to project sites, pre-bid meetings, and customer meetings as needed.
Pay:
$130,000.00 - $150,000.00 per year
