Job Overview We are seeking a dynamic and detail-oriented commercial HVAC Preconstruction Estimator to join our team at Cool Air Mechanical. In this role, you will be responsible for preparing accurate cost estimates, being able to provide design builds , analyzing project plans and specifications, and collaborating with clients, architects, and project teams to develop competitive bids. Your expertise will ensure that projects are financially viable, well-planned, and aligned with client expectations. Duties Review and interpret construction drawings, blueprints, and technical specifications to accurately estimate material requirements and labor costs. Develop detailed cost estimates using estimating software such as Excel, Bluebeam, or similar tools, ensuring all aspects of the project are accounted for. Collaborate with clients and project stakeholders through effective negotiation to establish project scope, pricing, and contractual terms. Manage multiple projects simultaneously by preparing comprehensive bid packages that include detailed spreadsheets and cost breakdowns. Conduct site visits to gather on-the-ground insights, review existing conditions, and validate estimates based on construction site experience. Analyze material costs and supplier quotes to ensure competitive pricing while maintaining quality standards. Review construction management software data and blueprints to identify potential risks or cost-saving opportunities during the preconstruction phase. Assist in managing project budgets by estimating costs accurately and implementing cost control strategies throughout the bidding process. Coordinate with the project management team to align estimates with overall project timelines, contracts, and scope of work. Skills Proficiency in estimating software such as Excel, Bluebeam, Quoting software or similar programs. Having full experience doing Design-Build projects Strong ability to read and interpret construction drawings, blueprints, and technical specifications. Excellent negotiation skills to secure favorable terms with clients and suppliers. Experience managing projects as a construction estimator within the commercial construction industry. Advanced knowledge of construction management software and Microsoft Office suite (Excel, Word). Skilled in blueprint reading, estimating material requirements from drawings, and cost management techniques. Deep understanding of construction industry standards related to contracts, project management, cost control, and material estimation. Construction site experience that enhances your ability to interpret mechanical drawings accurately. Effective client communication skills for presenting estimates clearly and confidently.
